I <br /> 2. EXISTING CONDITIONS SUMMARY <br /> The entire property consists of 0.49 acres with a total on-site building area of 0.11 acres. <br /> Runoff generated from the existing site sheet flows primarily in a northern direction toward <br /> the on-site steep slopes in the northern portion of the property. This project will not affect <br /> any off-site flows from passing through or around the site as in the existing conditions. <br /> Land use around the site is primarily single-family homes. The parcel associated with this <br /> project currently has a SFR, shed, garage, pavement and lawn ground cover with some <br /> trees on the steep slopes in the northern portion of the property. The grades on the site in <br /> the area of disturbance are moderate and average approximately 10% down to the north. <br /> Exploration Pit Logs provided in a Geotechnical Report by Sondergaard Geoscience, PLLC <br /> were used to determine the soils on site. Soils were found to be 6 inches of sod/topsoil <br /> underlain by Pre-Vashon Whidbey Formation to 21.5 feet below grade. Soils typically <br /> consisted of fine sandy silt over very dense silty fine sand. The USDA Web Soil Survey data <br /> was also used to show that the site consists of Alderwood gravelly sandy loam and <br /> Alderwood-Everett gravelly sandy loams. General site slopes, in the area of disturbance, <br /> are moderate and average approximately 10% to the north. Based on the existing soil <br /> information and the setbacks of the proposed improvements from any of the property lines <br /> or steep slopes, there is low potential for erosion or sedimentation during construction <br /> assuming site specific BMPs included in the SWPPP are installed to adequately protect the <br /> downstream system.
