1. PROJECT OVERVIEW <br /> This document is intended to provide the engineering information necessary to support the <br /> building permit application for the replacement of an existing SFR with a new SFR, and <br /> paved driveway.areas in the.City of Everett. The entire site covers 0.49 acres with a total <br /> building lot coverage 22 percent. The existing site is currently developed and contains a <br /> SFR, shed, garage, pavement and lawn. The proposed disturbance area is on the central <br /> portion of the property and will cover approximately 10,300 sf. The proposed SFR will be <br /> set approximately 5 feet from the western and eastern property lines and 184 feet from the <br /> southern(front)property line. Access to the new SFR will be taken from the proposed paved <br /> driveway which will take access from the existing paved driveway that takes access from <br /> Taylor Drive to the south. <br /> The parcel is surrounded by developed parcels to the west and east, with a steep slope <br /> NGPA to the north. The slopes of the site in the area of disturbance are moderate and <br /> average approximately 10%to the north. <br /> This development proposes to replace an existing SFR with a new SFR and add a paved <br /> driveway area taking access from the existing paved driveway. on-site. The total new plus <br /> replaced impervious surfaces equal 4,221 sf(0.10 acres). <br /> Per Figure I-2.4.1 (flow chart for determining requirements for new development), this <br /> project is subject to minimum requirements 1-5. The flow chart showing how we came to <br /> this conclusion is included in Appendix A. <br /> Roof runoff from the new roof surfaces will be dispersed on-site.All drainage improvements <br /> have been designed to meet or exceed the 2019 DOE Stormwater Management Manual ' <br /> with modifications and additions contained in the City of Everett Design and Development <br /> Standards. <br /> • <br /> The project location is 2401 Taylor Drive, in the City of Everett, and in Section 35, Township <br /> 29N, Range 4E.
