T
Mr. Joel Haack
Haack Brothers Homes
Plan Check Number: C2004-001, Second Building Review
August 11, 2020
width is correct. The drawings should be coordinated for consistency. See IBC Section
107.2.1.
Gravity System:
8. This comment has not been addressed. The original comment stated that the framing plans
should specify hardware connections for the beams, headers, and joists. The provided
response does not appear to address the comment. The plans do not appear to provide the
required connection hardware. See IBC Sections 107.2.1, 1603.1, and 1604.4. The following
comments should be addressed:
a. The plans do not appear to clearly show all gravity framing. The load paths cannot be
verified. This includes vertical components (e.g., posts) of the system. Headers and beams
appear to be missing. Joist framing appears to be required in many locations without clear
specification of the framing extents and sizes. The plans should be revised to provide a
complete and clear load path to the foundations.
b. Connections should be specified between all framing members where direction bearing is
not provided. The make and model of proprietary hardware should be stated.
Lateral System:
14.This comment has not been completely addressed. Detail 14/S-2 (previously Detail 5/S-1)
shows an ordinary steel moment frame. Additional calculations and details are required for this
portion of the lateral system. See IBC Sections 1604.1, 1604.4, 1613.1, and 2205.2.1.2. The
following comments should be addressed:
a. The design of the column connections to the wood-framed structure are required to comply
with the seismic detailing requirements of AISC 341-10 Sections D2.6a and D2.6b. Note
that 2014 version of this standard may provide preferable design criteria and is permitted
for use per IBC Section 104.11.
b. The proposed lateral system (i.e., steel moment frame to wood shear wall) is not vertically
continuous to the foundation (i.e., in-plane offset between the frame and walls), and
constitutes a Type 4 Vertical Structural Irregularity per ASCE 7-10 Table 12.3-2. The
supporting wood posts, and the connections between the steel and wood posts and to the
foundation, should be designed including overstrength per Section 12.3.3.3. The load
combinations of Section 12.4.3.2 including vertical load effects of Section 12.4.2.2 should be
used.
c. Continuing with the previous comment, steel column bases should be provided with
collectors transferring the shear loads to the wood shear walls. The collectors and their
connections to both the column bases and the walls should be designed for a 25% increase
per ASCE 7-10 Section 12.3.3.4.
Miscellaneous:
20.This comment has not been addressed. The original comment addressed Details 4/A5.2 and
6/A5.2 show guards and their connections to the structure. The details do not appear to
include revisions as stated in the response. The calculations pages referenced in the response
were not included. See IBC Section 1607.8.1. The following comments should be addressed:
O3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 4
