i
Mr. Joel Haack
Haack Brothers Homes
Plan Check Number: C2004-001, Second Building Review
August 11, 2020
Architectural
4. This comment has not been addressed. The original comment stated that a minimum 36-inch
landing should be provided at the base of the exterior stairs. The landing is not shown on
Sheet A2.0, A4.0, or Detail 2/A5.2. The landing should be specified. The minimum width
should equal the stair width. See Section R311.7.6
Structural
General:
1. This comment has not been completely addressed. Geotechnical special inspections are
required for this project. A statement on special inspections should be provided in the"B. Soil
and Foundation Data" portion of the Structural Notes on Sheet S-1. The statement should
include a table listing each type of special inspection and shall specify the extent of each
inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. Note that the maximum
allowable soil bearing pressure is not legible and should be clearly stated, the value should not
exceed 1,500 psf per Table 1806.2 for Class 5 soils. See IBC Sections 107.2.1, 1603.1.6, and
Table 1705.6.
2. This comment has not been addressed. The project includes steel construction per Detail 14/S-
2 (previously Detail 11/S-1) that requires special inspection, as stated in the original review
comment. It is presumed that the fabrication will be performed on the premises of a
fabricator's shop. Special inspections are required to be performed by the fabricator unless
they are registered and approved to perform work without special inspections. The Structural
Notes on Sheet S-1 should be revised to list work being performed by approved fabricators.
Work not being performed by approved fabricators should be added to the list of special
inspections. See IBC Sections 1704.2.5, 1704.2.5.1, and Section 1704.5 Items 1 and 2.
3. This comment has not been completely addressed. An illegible note has been added to the
"Prefabricated Plywood Web Joists" portion of the Structural Notes on Sheet S-1. The structural
drawings include work that has been deferred by the structural engineer. A statement of
deferred submittals should be added to the Structural Notes on Sheet S-1 listing work
designated as deferred submittals. The note shall include a statement requiring the engineer-
of-record to review the deferred submittals and verify conformance with the construction
documents. See IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4.
Foundation System:
7. The following comments regarding the foundation design have not been completely addressed:
a. The foundation elevations should be specified. Sheet A4.0 appears to have a top-of-slab
elevation added for the Basement floor, but no other elevations appear to be specified. See
IBC Section 107.2.1
d. The typical footing under the exterior perimeter wall is specified as 16 inches wide. Detail
2/S-1 appears to indicate the footing should be 18 inches wide. Per the response, 18-inch
0 3200 Cedar Street 0 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 4
