The existing covered play area is 7,000 square feet, with the new addition the gymnasium will be a total of 9,242 square feet. There will be no expanded or new uses on the subject property as part of this proposal. The need of the neighborhood,district, or City for a proposed special property use. Findings: The Applicant proposes to convert an existing covered play structure into a gymnasium. The site is home to over 400 students from preschool through 8th grade. The proposal will be able to better serve the needs of the community. 2. The adequacy of streets,utilities and public services required to serve a proposed use. Findings: The existing site fronts on 7th Avenue SE and 88th Street SE and has access to 9th Avenue SE. Sidewalks are present all along 7th Avenue SE which connect to 84th Street SE and 88th Street SE by crosswalks . All utilities are currently on site. The streets, utilities, and public services are adequate for this proposal. 3. The impact of traffic generated by the proposed use on the surrounding area, pedestrian circulation and public safety; and the ability of the proponent to mitigate such potential impacts.
