Standards shall be approved. The City shall deny an application that does not comply with <br /> these criteria. <br /> 1. Public Use and Interest-The proposed project and design shall promote the public use <br /> and interest in accordance with the standards established by the State, City, and this <br /> Ordinance. <br /> Finding: The proposed nine-lot short subdivision will allow up to a total of nine single- <br /> family dwellings on the site(eight new plus one existing). The proposal will increase the <br /> supply of housing by eight single-family dwellings within the City of Everett. <br /> Conclusion: The proposed nine-lot short plat will promote the public use and interest in <br /> accordance with the standards established by the State, City, and this Ordinance. <br /> 2. Public health,safety, and general welfare-The proposed project and design shall <br /> promote the public health, safety, and general welfare in accordance with the standards <br /> established by the State, City, and this Ordinance. <br /> Finding: The proposed dwelling units will be required to meet current building,zoning, <br /> and site development codes for short subdivisions. The public health, safety, and general <br /> welfare are addressed in the findings, conclusions, and conditions of approval stated in <br /> this report. <br /> Conclusion: The proposed project will promote the public health, safety, and general <br /> welfare in accordance with the standards established by the State, City, Title 18 and other <br /> municipal code requirements as listed in this decision. <br /> 3. Comprehensive Plan-The proposed project and design is consistent with the City's <br /> Comprehensive Plan policies and land use map. <br /> Finding: The Everett Comprehensive Plan designates the subject property as 1.2 Single <br /> Family Detached, 5 10 dwellings per gross acre. The property is 74,544 square feet in <br /> area or 1.7 acres. The proposed number of dwellings per acre is 5.3 units per acre(9 units <br /> divided by 1.7 acres). <br /> Conclusion: The proposed short subdivision is within the density range of the <br /> Comprehensive Plan. The design and proposed use are consistent with the Comprehensive <br /> Plan. <br /> 4. Existing Zoning-The proposed project and design shall meet the requirements of the <br /> Everett Zoning Code. <br /> Finding: The short subdivision is within the R-1 zone, Single Family Detached Low <br /> Density. The R-1 zone requires a minimum lot area of 6,000 square feet, a minimum lot <br /> width of 50 feet, and a minimum lot depth of 80 feet. Building setback requirements are: <br /> 20 feet front and rear; 5 feet interior; 10 feet for street side on corner lots (Lot 4). Lot <br /> sizes, width and depth are proposed as follows: <br /> Preliminary Approval <br /> Project No.SS 18-001 <br />
