1. It will be the responsibility of the property owners to maintain all required trees as <br /> shown on the approved Landscape Plan dated ; <br /> 2. Each lot is required to provide 600 square,feet of private rear yard open space as <br /> defined in EMC Section 18.28.250. Placement of accessory buildings or structures <br /> or parking of vehicles within this required yard area is prohibited; <br /> 3. The dwelling units shall have a defined front entrance, windows, and porch facing <br /> the street; <br /> 4. The entire front yard of each lot shall be landscaped prior to occupancy of the <br /> dwelling unit; <br /> 5. A 13D residential sprinkler system is required for the dwelling unit on Lot 8; <br /> 6. All lots are required to maintain four off-street parking spaces. Driveway curb <br /> cuts are limited to 20 feet in width. <br /> VI. INFORMATION FOR DEVELOPER: <br /> PLANNING DEPARTMENT COMMENTS—DAVID TYLER 425.257.8731 <br /> 1. The final plat map must indicate gross and net lot area for each lot,as well as impervious <br /> area. Note: drainage easements do not need to be subtracted from net lot area. <br /> 2. Each map submitted must be titled appropriately per the Short Subdivision Application <br /> requirements. <br /> 3. Encroachments and gaps must be resolved prior to submitting the final plat map per EMC <br /> 18.28.305. <br /> 4. Landscaping shall be provided consistent with EMC Chapter 18.28.080.G and 18.28.130.1 and <br /> and shall consist of the following: <br /> a. Street frontage on 35th Street and Tulalip Ave <br /> • One street tree with ground cover for every 30 feet of street frontage. <br /> b. Exterior lot line—Lots 8 and 9. <br /> • Retain existing vegetation and observe clearing limits along the east lot line as shown <br /> on the preliminary grading plan submitted with the land use application. <br /> 5. A restrictive landscape covenant per EMC 18.28.080.K is required for this project prior to <br /> final approval. A maintenance assurance device is required per EMC 18.98.280. <br /> 6. School mitigation fees for the Everett School District are required to be paid at the time of <br /> construction permit issuance. The school district impact fee for a new single family residence <br /> is currently$6,950.00 per residence. Fee rates may increase depending on what year a <br /> building permit is issued. <br /> 7. A vehicle turnaround shall be provided for lots 8 and 9 consistent with EMC Chapter <br /> 18,28.130.J and 18.28.210.16. <br /> Preliminary Approval <br /> Project No.SS18-001 <br />
