11. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 12. The public sewer main must be installed for the project in accordance with City Design and <br /> Construction Standards. Revise the slope of the new 8"sanitary sewer crossing of 35th Street from <br /> 0.5%to 0.75%minimum. Provide cleanouts on all new side sewer stubs in accordance with COE <br /> Standard Drawing#604 at the property line. <br /> 13. The connection to the water main from 35th Street to Tulalip Ave shall be performed by the City of <br /> Everett Water Department at the developer's expense. Water will be public to the back side of each <br /> water meter. <br /> 14. The preliminary water utility plan provided with this project application proposes to serve the <br /> development from the existing water main in 35th Street. This main is in the Inteitnediate Pressure <br /> Zone. Initial analysis of this proposal appears to indicate that it could nominally meet current code <br /> requirements (UPC, EMC, and NFPA) for both flow rates and residual pressures. However, the <br /> pressure provided by the Intermediate Pressure Zone would be at the low end of the code <br /> requirement,which may result in undesirable flow rates for those homes at higher elevations. As an <br /> alternative,the working water pressure at the development could be significantly improved by <br /> building a new main extension in 35th Street to connect to the water main in the Claremont Pressure <br /> Zone,which is located approximately 480ft to the east at the intersection of 35th Street and Federal <br /> Ave. Or,if the development is served from the Intermediate Zone, and additional pressure is <br /> desired, individual booster pumps with cross connection controls can be installed for each home by <br /> the developer at the developer's expense. <br /> 15. The driveway for lot 4 is required to be able to support and withstand the load of a vactor truck <br /> (100,0001bs). <br /> 16. Direct access to lots 1-4 and 9 from 35th Street is acceptable as shown. Access to lots 5-8 from the <br /> new constructed public roadway Tulalip Ave is acceptable as shown. A minimum driveway width <br /> of 10' is required for pan-handle lots. <br /> 17. Full standard half street improvements are required to be installed along the entire project frontage, <br /> including but not limited to roadways, curb, gutter, sidewalks, and drainage control per City Design <br /> Standards. Existing location of curb is acceptable. Match existing curb height. <br /> a. Tulalip Avenue frontage improvement requirements: <br /> i. The roadway and sidewalk widths are acceptable as shown. <br /> ii. Realigned access to the utility site west of the new roadway is acceptable if Public <br /> Works (Utilities) confirms that all necessary equipment will be able to maintain <br /> access. The Utilities Division may take access from 35th St instead of Tulalip Ave, <br /> removing this connection entirely. Further coordination shall take place during <br /> construction permit review. <br /> iii. The existing roadway south of the proposed cul-de-sac (Sharon Crest) shall connect <br /> to the cul-de-sac at as close to a right angle as feasible. The connection point shall <br /> be constructed to intersect at an angle point, with no radius between the cul-de-sac <br /> and Sharon Crest, so as to appear like a driveway or alley access rather than a public <br /> roadway.
