iv. For roadway length greater than 300ft and less than 500ft,the required cul-de-sac <br /> radius is 40' per City of Everett Standard Drawing#306. If the Everett Fire <br /> Department is willing to accept a turnaround with a smaller radius, Traffic <br /> Engineering can consider deviating from this standard but not without Everett Fire <br /> Department's support. <br /> b. 35th Street frontage improvement requirements: <br /> i. The existing face of curb location is acceptable as shown along the 35th Street <br /> frontage. <br /> ii. Full width sidewalk shall be required behind the existing curb along the entire 35th <br /> Street frontage. <br /> iii. Provide accessible curb ramps at all public intersections along the frontage <br /> (including newly construction"T" intersection of 35th St and Tulalip Ave). For any <br /> newly constructed curb ramps on the frontage,the developer shall also construct <br /> accessible receiving ramps across the roadway. <br /> 18. City Council approval is required for the use of the City of Everett Utilities owned property for <br /> roadway purposes as proposed. Final approval of the short plat will be subject to special conditions <br /> that may be required for the proposed roadway on the City's property. <br /> 19. A one-year guarantee is required on the public improvements for an amount not less than 10% of <br /> the cost of construction and shall run for one year from the date of final approval. <br /> 20. As-builts of storm sewer, sanitary sewer, and water systems are required to be submitted per current <br /> City of Everett Design and Construction Standards and Specifications for Development manual. <br /> 21. Stormwater shall be managed in accordance with current City of Everett Standards. Adherence shall <br /> include the following: <br /> a. The project is in the combined sewer system and Interim Policy 2-11 for Surface Water <br /> Management in the Combined Area applies. <br /> b. Minimum requirements 1-9 are required to be evaluated for this project. MR#6 is exempt <br /> per Interim Policy 2-11. Infiltration facilities are not allowed for this site. <br /> c. The project adds more than 5,000sf of impervious area,therefore flow control(detention) is <br /> required,per the City's 2010 Stormwater Management Manual. <br /> d. The detention facility may be located on the property or west of the proposed driveway. <br /> Flow from the detention facility shall be discharged to the sewer main,not the side sewer. <br /> Provide maps showing the site boundary with existing and proposed coverage areas (lawn, <br /> pasture, roof, etc.) used for input into the model. <br /> e. The detention vault riser is 12'inches in the proposed plans but the model uses an 18"riser <br /> for calculations. Confirm the size being used and revise accordingly for the construction <br /> permit submittal. <br /> f. Show the dimensions for the detention vault on the plan sheets including length,width, and <br /> wall/slab thickness. Ensure that the dimensions of the vault shown in both the plans and in <br /> the model correspond with the volume of the vault in cubic feet. Currently,the volume of <br /> the vault(3,780cf) shown on Sheet 7 of the plans does not correspond to the dimensions <br /> used in the model. <br /> g. Call out the location of each vault access on the drainage plan. <br /> h. The downstream combined sanitary and stoini sewer system is capacity constrained and has <br /> experienced sanitary sewer overflows in the fast(overflow at manholes, flooding to the <br /> Preliminary Approval <br /> Project No.S 18-001 <br />
