2. Public health,safety,and general welfare:The proposed project and design shall promote the <br /> public health,safety,and general welfare in accordance with the standards established by the <br /> State,City,and this Ordinance. <br /> Finding:The proposed dwelling units will be required to meet current building,zoning,and site <br /> development codes for short subdivisions.The public health,safety,and general welfare are <br /> addressed in the findings,conclusions,and conditions of approval stated in this report. <br /> Conclusion:The proposed project will promote the public health,safety,and general welfare in <br /> accordance with the standards established by the State,City,Title 18 and other municipal code <br /> requirements as listed in this decision. <br /> 3. Comprehensive Plan:The proposed project and design is consistent with the City's <br /> Comprehensive Plan policies and land use map. <br /> Finding:The Everett Comprehensive Plan designates the subject property as 1.2 Single Family <br /> Detached,5-10 dwellings per gross acre.The property is 30,698 square feet in area or.705 acres. <br /> The proposed number of dwellings per acre is 4.3 units per acre (9 units divided by 1.7 acres). <br /> Conclusion:The proposed short subdivision is below the density range of the Comprehensive Plan. <br /> Title 18 and 19 development regulations,along with the intent to retain the existing house, <br /> restrict the ability to create additional lots or dwelling units.Although the proposal is below the <br /> designated density range,it will bring the subject site closer to compliance with the density goals <br /> of the Compressive Plan.The design and proposed use are consistent with the Comprehensive <br /> Plan. <br /> 4. Existing Zoning:The proposed project and design shall meet the requirements of the Everett <br /> Zoning Code. <br /> Finding:The short subdivision is within the R-1 zone,Single Family Detached Low Density.The R-1 <br /> zone requires a minimum lot area of 6,000 square feet,a minimum lot width of 50 feet,and a <br /> minimum lot depth of 80 feet. Building setback requirements are: 20 feet front and rear;5 feet <br /> interior.
