8. Public Services:The proposed project shall be designed to meet the following: <br /> A.Adequate water supply to City Standards. <br /> Finding:There is an existing water main within 35th Street.Water service can be extended into <br /> the site to provide water to each of the lots.The Public Works Department has identified <br /> alternative approaches to ensure adequate flow and pressure is provided to the site.These <br /> approaches are listed in the conditions contained herein. <br /> Conclusion:Adequate water supply can be provided to City standards.All easements must be <br /> shown on the final short subdivision map.Water services must be installed to each lot prior to <br /> final approval. <br /> B.Adequate sewage disposal to City Standards. <br /> Finding:The public sewer main must be installed for the project in accordance with City Design <br /> and Construction Standards. <br /> Conclusion:Adequate sewage disposal can be provided to all lots within the proposed short <br /> subdivision.All easements must be shown on the final short subdivision map.Sewer services must <br /> be installed to each lot prior to final approval. <br /> C.Appropriate surface water management to City Standards. <br /> Finding:This project will be required to comply with current City of Everett Standards as listed in <br /> the conditions in this decision. <br /> Conclusion:The applicant must demonstrate that surface water is managed in accordance with <br /> the City of Everett's current Stormwater Management Manual and Design and Construction <br /> Standards and Specifications,as well as requirements of EMC 18.28.080.H and EMC 18.28.160. <br /> D.Adequate fire protection and hydrants to City Standards. <br /> Finding:A fire hydrant(or hydrants)capable of providing the required fire flow must be located <br /> within 350 driving feet of all residences in the proposed short subdivision. Location(s)of the <br /> hydrant(s)must be approved by the City Fire Marshall. The hydrant(s)must meet City <br /> specifications.A fire alarm is recommended at the existing house due to excessive access distance. <br /> Conclusion:Adequate fire protection can be provided. <br /> E. Appropriate access designed to meet City Standards for anticipated uses within the project. <br /> Finding:Lots 1 and 2 will have full frontage on a public right-of-way and will be permitted one <br /> driveway per lot. Lots 3 will be accessed via panhandle drive that will need to be designed and <br /> constructed in accordance with EMC Chapter 18.28.210.J and the City's Design and Construction <br /> Standards. <br /> Page 4 of 12 <br /> A►�' 19-001,Rev II 19-002 <br />
