C. Police,Fire,Parks,and Schools. <br /> Finding:The project is within the Everett School District.The school district impact fee for a new <br /> single family residence is currently$14,250. Fee rates may increase depending on what year a <br /> building permit is issued. One credit will be given for the existing residence on Lot 3. <br /> Conclusion:School impact fees will be calculated for two new residences at the time of <br /> construction permit submittal. There should be no significant impacts to services provided by <br /> Police, Fire,and the Parks Departments. <br /> 10. Flood Plain:The proposed project and design shall meet the requirements of the Everett <br /> Zoning Code and Floodplain Overlay Districts and Regulations. <br /> Finding:The subject property is located in Zone "X"as shown by the National Flood Insurance <br /> Program Map for the City of Everett. Zone X refers to those properties outside the 500-year flood <br /> area. <br /> Conclusion: Flood plain requirements do not apply to this short subdivision. <br /> 11. Landscaping Standards:The proposed project and design shall meet the landscaping <br /> standards as established by this Ordinance. <br /> Finding: EMC Title 18 requires one street tree with ground cover for every 30 feet of street <br /> frontage along 35th Street. <br /> Conclusion:Landscaping must be provided per EMC 18.28.080.A landscaping plan meeting these <br /> requirements must be submitted at time of Public Works permit application submittal.A <br /> landscape inspection will be required to verify that plantings and fences are installed prior to <br /> Public Works final approval. <br /> II. NOW,THEREFORE,the City of Everett hereby GRANTS PRELIMINARY APPROVAL of Short <br /> Subdivision#18-001 with conditions listed below.Final approval of this short subdivision shall be <br /> given subject to the satisfactory completion of the specified requirements and improvements in <br /> Section IV listed below within five years from the date of this approval.
