4 S
PUBLIC WORKS
October 16, 2011
Seth Burwash
Fisher Construction Group
625 Fisher Land
Burlington, WA 98233
sjb@fishercgi.com
Owner: Aureus LLC
Job Address: 2201 100th St. SW
Plan Check No: B1709-037
RE: Building Permit Plan Review Letter
Dear Mr. Burwash,
In response to the application for a building permit, the plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and
respond to the comments below.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the comments were resolved.
General
1. The building is currently over allowable area (by approximately 20%) for a mixed-
occupancy, one-story building (with mezzanine) as calculated per Section 506.2.2.
Alternatively, the building may comply as an unlimited area building per Section 507.5.
If that designation is chosen, the required open yards will need to be shown on the
plans.
2. The mezzanine was required to have two exit stairs. The current plans for the expansion
do not show the eastern stair that leads into the factory. Please verify that the stairway
is currently in place.
3. Air barrier testing requirements as specified by Energy Code Section C402.5.1.2 should
be noted on the plans.
Structural
4. It appears that the chevron (''v') braced frames are being provided between the column
bays. However, it is unclear from the permit calculations that horizontal beams (HSS
5x5x3/8) have been designed with the brace forces in tension and compression modeled
per the AISC 341-10 Sec 4a (1) requirements. Please clarify and revise connections and
details relevant to the HSS beam.
