The building is currently over allowable area (by approximately 20%)for a mixed-occupancy, one-story <br /> building(with mezzanine) as calculated per Section 506.2.2.Alternatively,the building may comply as an <br /> unlimited area building per section 507.5. If that designation is chosen,the required open yards will <br /> need to be shown on the plans. <br /> Comment:As per IBC 507.4, Unlimited Area Building can be used, as the all the side yards are>60'. <br /> Dimensions have been added to 1/A1.1, as well as summary from 2015 IBC stating the ability to use <br /> section 507.4 for an Unlimited Area Building on the Cover Sheet. <br /> 2. The mezzanine was required to have two exit stairs.The current plans for the expansion do not show <br /> the eastern stair that leads into the factory. Please verify that the stairway is currently in place. <br /> Comment:As per IBC 2015 Table 1006.2.1,the mezzanine is only required to have one exit or exit access <br /> doorway if it meets the following criteria with an approved sprinkler system: B occupancy with a <br /> maximum of 49 occupants, 100' maximum common path of egress travel distance. <br /> The existing mezzanine is a B Occupancy of 2,175 SF, resulting in 22 total calculated occupants.That is <br /> below the 49 maximum.The common path of egress from the furthest location on the second story is <br /> 75'total.This is also below the 100' maximum allowance. <br /> As the mezzanine meets the requirements of Table 1006.2.1,only one exit or exit access doorway is <br /> required. <br /> 3. Air barrier testing requirements as specified by Energy Code Section C402.5.1.2 should be noted on the <br /> plans. <br /> Comment:A note has been added referencing Energy Code Section C402.5.1.2 on drawing 1/A2.0. <br /> //2 <br /> Design > Build > Equip > Perform <br />
