However,the submitted documents are not sufficient <br /> for us to perform a complete review at this time. Revised construction-level documents need to be submitted <br /> for review. Preliminary comments are provided below to assist in revising the drawings, but these are not <br /> intended to provide a comprehensive review. Depending on your experience with the model codes and <br /> preparing documents, we recommend consulting with a design professional to assist you. <br /> 1. The proposed project involves constructing new walls and modifying existing walls. The types of walls <br /> are not clearly delineated. In addition, it appears that some existing walls are identified as new. The <br /> drawings should be provided with a legend, and the walls reviewed to correctly show their existing or <br /> new status. <br /> 2. Continuing with the previous comment,the plans do not appear to correctly show the existing <br /> condition. A previous permit was obtained for this space under Permit Number B0208-022 that <br /> appears to show different wall conditions, most notably a wall that completely separates the space <br /> from the bathrooms and storage areas. An existing floor plan should be provided separate from the <br /> proposed wall layout on Sheet 3 to document the existing condition prior to the proposed work. The <br /> existing plan should also be used to designate the existing walls that are proposed for demolition. <br /> 3. The occupancy load for the modified space(s) should be determined using IBC Section 1004 considering <br /> the actual uses of the space. The dance Studio rooms 1 and 2 may consider a load factor of 50 <br /> sf/person. <br /> 4. The required restroom facilities should be calculated per IBC Section 2902. In order to satisfy <br /> accessible restroom requirements discussed in the following comments (ie., providing at least one <br /> accessible restroom),the restrooms should be shown to comply with IBC Section 2902.2.2; Item #2 <br /> requiring urinals may be omitted for this project. <br /> 5. The proposed project constitutes at least a Level 2 Alternation per IEBC Section 603; this and other <br /> types of work (e.g, Level 3 Alternation, etc.) should be determined by the designer and stated in the <br /> drawings. <br /> 6. Continuing with the previous comment, Level 2 alterations require accessibility improvements per IEBC <br /> Sections 305.7. Documentation should be submitted indicating how this section has been <br /> satisfied. The drawings should be modified to show the accessibility improvement. <br /> 7. Restroom 2 on Sheet 3 (note:the restroom lables on Sheet 3 and the partial plans on Sheet 2 appear to <br /> be switched) has been modified to move the sink into the recessed corner of the room. Neither <br /> Restroom 1 or 2 are currently completely accessible, and this proposed modification is less accessible <br /> than the existing condition. The proposed project should not make the accessible conditions <br /> worse. Per telephone conversation with Nancy Barisof, Restroom 1 may be modified to make it <br /> completely accessible. It is noted that the toilet is too far from the wall in Restroom 1 for the grab bar <br /> requirements, but the wall may be moved closer to the toilet to address this issue. <br /> 1/a <br />
