8. Continuing with the previous comment, all accessible requirements for one or both bathrooms should <br /> be shown. All grab bars should be dimensioned and provided with blocking to support loading. Other <br /> requirements including but not limited to sink clearances and pipe protection, mirror height, door <br /> access and maneuvering clearances, etc. See ICC A117.1-09. <br /> 9. The project proposes adding a drinking fountain. The foundation must be accessible per IBC Section <br /> 1109.5. <br /> 10. The project includes raising the floor in the dance studios. Details for the proposed construction <br /> should be included. <br /> 11. Continuing with the previous comment,the raised floor requires construction of ramps. See IBC <br /> Section 1012 and ICC A117.1-09 Section 405. The following comments should be addressed: <br /> a. Details for the ramp construction should be provided. <br /> b. The slope(s) should be specified. <br /> c. Landing spaces are required at the top and bottom of each ramp. Adjacent doors cannot <br /> encroach on the landing spaces. <br /> d. Handrails are required on each side. Details should be provided. <br /> e. Ramps are required to provide edge protection. Room 3 has an open edge on one side. <br /> 12. The proposed raised floor impacts the exterior door into Studio 1, notably creating a step and reducing <br /> the head clearance. Also, doors are not permitted to swing over a step. This condition must be <br /> addressed and modified. It is noted that the door may be removed if not required. <br /> 13. Detail A/Sheet 3 should be revised to show additional requirements for the top and bottom wall <br /> connections. The size and spacing of the wall studs, and material, should also be specified. The walls <br /> and connections should be able to resist a uniform 5psf load o the walls per IBC Section 1607.15. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
