K <br />H BOARD OF ADJUSTMENT <br />H FINDINGS, CONCLUSION'S, AND ORDER VARIANCE 110-92 <br />Based upon the written request for a variance from the City's <br />o H Zoning Code by: <br />1 Applicant: John Hotchkiss <br />p 6714 Highland Drive <br />H C Everett, WA 982C? <br />p 0 Location of Property: 6714 Highland Drive <br />Zoning: R-2 Single Family Residential <br />Mr. Hotchkiss, who is referred to as "Applicant," has requested a <br />a tZI co <br />variance from Section 9 of the Use Standards Table which limits <br />9the amount of square footage for detached accessory buildings to <br />1-3 FA 15% of the total lot area or 1,000 square feet, whichever is <br />�-30 W less. The Applicant is proposing to construct a new 672 square <br />foot garage behind an existing 864 square foot rec-room and <br />garage building. The requested variance is to exceed the 1,000 <br />square foot limit to allow for a total of 1,536 square feet of <br />detached accessory building space. <br />No. 1: That the variance is necessary because of <br />.. <br />1 <br />5�+terion <br />exceptional or extraordinary circumstances regarding the size, <br />shape, topography, or location of the subject property; or the <br />location of a pre-existing improvement on the subject property <br />that conformed to the zoning code in effect when the improvement <br />was constructed. <br />a. Findinuse The subject property has a lot size of 75 feet <br />� i, 1 <br />by 240 feet and a total lot area of 18,000 square feet. The <br />existing dwelling and a detached single car garage was <br />built in 1925. The dwelling is 1,398 square feet and the <br />detached single car garage is 308 square feet. In the <br />and <br />at <br />spring of 1959, a detached 864 square foot rec-room <br />built in between the existing <br />garage structure was <br />residence and the detached single car garage. The total <br />detached accessory building space is 1,172 square feet. <br />The Applicant would remove the 308 square foot single car <br />in its <br />l <br />garage and construct a new 672 square foot garage <br />place. This would result in a total detached accessory <br />building space of 1,536 square feet. <br />b. Conclusions: The location of pre-existing improvements on <br />the subject property would support the granting of the <br />foot single <br />requested variance. The existing 308 square <br />
