0 9 <br />Donald Cunningham <br />From: Ted de Budden <br />Sent: Monday, October 02, 2017 11:51 AM <br />To: Donald Cunningham <br />Subject: RE: 6714 Highland <br />Good morning Don, <br />Here is a summary of my records research, and observations made during the inspection conducted with you 9/26/2017 <br />at 6714 Highland Drive. <br />Records indicate that buildings on the property consist of a 1398 square foot main house constructed in 1925, a <br />detached 672 square foot garage structure constructed in 1992, and an 864 square foot structure that is attached to the <br />main house by a long "breezeway" roof structure. <br />According to records the attached structure was constructed in 1959 for use as a shop. <br />Inspection of the building revealed that the former "shop" building has been altered and converted into a separate <br />dwelling complete with two separate bedrooms, a kitchen, a bathroom, laundry closet, and main living space. <br />My records search failed to discover any permits or approvals for this second dwelling. <br />It is my conclusion that the second dwelling was created at some time in the past without required permit and <br />inspection approvals. <br />The altered shop building is an Unlawful Structure as defined by code. Please just send me your inspection comments next week when <br />you are back to work. <br />Don <br />An inspection of the property on September 26, 2017 revealed the presence of three structures extending east <br />to west. These structures are identified within City permit records (site plan for Variance #10-92) as a House, <br />a Shop, and a Garage. The 2017 inspection revealed the central structure, the "shop," has been converted into <br />a separate dwelling unit without required permits and approvals. This structure now contains a kitchen, <br />
