The apartment/ <br />dwelling unit is on the ground level, a single level unit with 3 bedrooms (one bedroom also containing laundry and is <br />currently used for storage) and 2 full bathrooms. The tenant moved into the unit in June 2019 and found over the next <br />couple months that the performance of the hot water heater appeared to decline. Tenant says landlord has approved <br />repair work but it still does not provide sufficient water. I was able to see the HW tank through a gap between the <br />kitchen counter/cabinet and the dishwasher. Writing in black marker appears to indicate the tank was installed in 2018. 1 <br />do not see a record of a permit for this installation. <br />Also, I have discussed code requirements with Shellie. The displayed First Hour Rating of the tank is 42 Gallons and yet <br />the 2015 Uniform Plumbing Code —Table 501.1(1) indicates a 67 Gallon First Hour rating is required for a Unit containing <br />3 bedrooms and 2 bathrooms. <br />I also observed the unit lacks smoke alarms — except for two purchased by the tenant - none within the bedrooms. The <br />structure is a multiple unit apartment building within the R-3 zone. I presume IPMC 704.2.1.2 would be applicable and <br />require one in each sleeping room and one in the hallway outside the sleeping rooms. Are there additional locations <br />required — such as near the bathroom (IPMC 704.2.1.4?). 1 have not yet spoken with the owner. If the structure has a fire <br />alarm would smoke alarms be required in the same locations? <br />Steve — I was copying you as I expect the Fire Department inspects this structure.
