• i <br />3314 Rockefeller Avenue, LLC <br />Plan Check Number: B2005-037, Second Building Review <br />November 18, 2020 <br />REVISED Original Comments: <br />S61. The original comment stated that the drawings should include a section showing that the <br />basement level provides the minimum required 7-foot clearance per Section R305.1. The floor <br />construction is not defined in the section on Sheet 6, and it is not clear if the clearance is to the <br />wood framing or GWB. The section should clearly show the floor construction, and the clear <br />dimension between the basement floor and GWB above. See Section R106.1.1. <br />S3 3. The original comment stated that smoke alarms outside bedrooms should not be located within <br />3 feet -of the bathroom door per Section R314.3(4) (WAC). The smoke alarm appears to have <br />been deleted in response, which does not address the comment. The smoke alarm is required <br />per Section R314.3(2) (WAC). The drawing should be revised to satisfy both requirements. <br />S3 4. The original comment stated that smoke alarms located in the vicinity of cooking appliances <br />should satisfy Section R314.3.1. The smoke alarm appears to have been deleted in response, <br />which does not address the comment. The smoke alarm is required per Section R314.3(2) <br />(WAC). The drawing should be revised to satisfy both requirements. The type of smoke alarm <br />(e.g., ionization, photoelectric, etc.) should be specified. <br />©35. The original comment stated that the requirements for handrails per Section R311.7.8 should be <br />provided in the drawings. The requirements have not be provided on Sheet 3 as indicated by <br />the response. A detail for the handrail requirements should be provided. See Section R106.1.1. <br />6. The detail added to Sheet 6 for a one -hour fire -rated floor -ceiling assembly is based on IBC <br />Section 722.6.2. Additional information is required to substantiate the assembly. Alternatively, <br />a listed tested assembly may be provided per IBC Section 721. The following comments should <br />be addressed: <br />a. The building section on Sheet 6 shows insulation in the assembly. This is not permitted <br />unless included in a listed tested assembly and should be removed. The drawings should be <br />reviewed to remove requirements to provide insulation in this assembly. <br />3® b. IBC Table 722.6.2(2) Footnote (c) requires the floor joists to comply with Section 2308.4.2.1 <br />and Table 2308.4.2.1(2). The species, grade, size, and spacing of the joists should be <br />specified in the drawings. <br />S3S c. The joists appear to be supported by headers at a minimum of two locations (i.e., bedroom <br />window, crawl space access); other locations may occur.
