Details for the supporting framing should be <br />provided with a minimum protection of one -hour. See Section R302.3.1. <br />d. The fastening of all framing, including the floor sheathing, should comply with IBC Section <br />722.6.2.6 and Table 2304.10.1. <br />e. The one -hour assembly is required to extend outside the exterior door on the west side. <br />The GWB will be exposed to weather. A detail complying with the requirements for fire - <br />rating and weather exposure should be submitted for review. <br />f. The one -hour ceiling is required to be continuous to the exterior surface of the walls, or <br />until abutting wall construction (e.g., solid concrete walls) sufficient to provide the required <br />protection. Details at the building perimeter, including all window and door openings, <br />should be provided. <br />g. Plan Note 3 on Sheet 3 referencing the interior ceiling assembly does not provide <br />information and should be removed. See Section R106.1.1. <br />8. The Project Narrative on Sheet 1 includes reference to the "detached two -car garage" that is <br />located on the lot. The garage is a separate building and not included in the scope of work <br />under this permit, and should be removed from the narrative. See Section R106.1.1. <br />10. The top plate in section W1 on Sheet 6 appears to be in -contact with the basement wall. The <br />plate should be preservative treated per Section R317.1. <br />13. The original comment stated that a building section should be provided showing the existing <br />construction of the main floor. The section on Sheet 6 does not provide the required <br />information. See Section R106.1.1. The following comments should be addressed: <br />a. The size and spacing of the floor joists should be specified. See also comment 6(b) above. <br />b. The main floor framing appears to be supported by headers at a minimum of two locations <br />(i.e., bedroom window, crawl space access); other locations may occur. Additional <br />requirements and details for the construction at these locations should be provided. The <br />headers should comply with Table R602.7(1). Alternatively, headers may be designed per <br />Section R301.1.3; calculations substantiating the design should be submitted for review. <br />c. Continuing with the previous comment, the construction of the bedroom header is not clear <br />and does not appear likely to comply with the prescriptive requirements. In addition, the <br />support locations, and potential notching of the floor joists, is not clear. A detail should be <br />provided clarifying the construction at this location. Joists should be provided with <br />engineered connections or supports where such support does not comply with Section <br />R602.3. <br />d. Headers should be supported by stud framing per Section R602.7.5. Alternatively, supports <br />may be designed per Section R301.1.3; calculations substantiating the design should be <br />submitted for review. In either case, details for the construction should be submitted for <br />review. <br />Additional Comments: <br />20. The "As -Built Basement" plan on Sheet 3 specifies demolition of the existing gas furnace and <br />water heater. The appliances are presumed to serve the Main Floor unit.
