• <br />CITY OF EVERETT <br />Public Works Department <br />October 26, 2018 <br />Permit: <br />B1810-037 <br />Address: <br />3301 Seaway Blvd <br />Owner: <br />Seaway West, LLC <br />Tenant: <br />Funko <br />Authorization: <br />Building Official <br />Subj: <br />Conditions of Approval for Temporary Use <br />Temporary Use <br />The permit application for approximately 50,000 square feet of the building for warehouse use is being <br />approved pursuant to the temporary use provisions of International Building Code Section 108. This <br />section authorizes the building official to issue temporary approval not to exceed 180 days. <br />Shell -Only Building <br />The building at 3301 Seaway Blvd applied for and received a shell -only construction permit. This means <br />that at the completion of the shell, occupancy could not be granted until additional tenant <br />improvements were approved for the building. The current permit therefore does not grant permanent <br />occupancy but temporary use. In order for permanent occupancy to be secured, tenant improvement <br />permits must be finalized. <br />Fees <br />As the original permit was for shell -only, 20% of the valuation was deducted from the building. This <br />valuation is captured on subsequent tenant improvement projects. For this building, that valuation was <br />approximately $750,000 which would account for permit fees of approximately $7,800. This fee was <br />not assessed for the temporary use for Funco as this permit is only for temporary use and not <br />occupancy. Permit fees will, however, be assessed with any forthcoming Tenant Improvement permits. <br />Extensions <br />The temporary use is not to exceed 180 days. The building official is authorized to grant extensions for <br />demonstrated cause. Prior to the expiration of the initial 180 day temporary use, a request will be <br />required to be submitted for an extension of up to an additional 180 days. A maximum of only one <br />extension may be granted for this use. If more time is requested, tenant improvement permits must be <br />secured, fees paid and the building inspected and approved for occupancy.
