Things are far worse than <br /> expected,with the west end of the fireplace having settled 4 1/2" over the lifespan of the house. As it settles it is <br /> taking the floor structure with it,so any new work to rectify the floor structure will require that it be detached from <br /> the fireplace/chimney. It's kind of amazing really. Given the amount of settlement that has occurred, and how it has <br /> affected the full height of the chimney,there is no way to "fix" the issue. We will need to pursue the demo <br /> permit. Also, I would encourage you to stop in at the site to see for yourself. You'll see exactly what I mean. <br /> I've gone through the Rucker-Grand guidelines and there aren't any requirements for chimneys, nor requirements that <br /> existing chimneys remain. Of course,the historic character of a contributing structure must be maintained,and our <br /> preservation work on the street side of the house will ensure this, but rebuilding the chimney seems a little <br /> extreme. The costs to replace will be steep and the project budget cannot take a hit like this. If the fireplace/chimney <br /> were on the front of the house,then I could see an argument for replacement. <br /> The owner wants to have a gas fireplace in the main level living room, but would prefer to side vent for cost <br /> reasons. Is it the city's recommendation to still require a false chimney above the roof line to mimic the look of the <br /> existing? <br /> 5�� <br />
