2. EXISTING CONDITIONS SUMMARY , <br />The entire property consists of approximately 0.43 acres. Runoff generated from the existing <br />site sheet flows in a northwestern direction toward the steep slopes that begin just at the <br />northwestern property line. This project will not affect any off -site flows from passing through <br />or around the site as in the, existing conditions. <br />Land use around the site is primarily single-family homes. The parcel associated with this <br />project is undeveloped and currently consists of lawn and pastured ground cover. The <br />grades on the site in the area of disturbance are moderate to steep and average ' <br />approximately 22 percent to the northwest. <br />Exploration borings performed by Associated Earth Sciences, Inc. were used to determine <br />' <br />the soils on -site. Soil logs showed Accoluvium, landslide deposits, and pre-vashon non - <br />glacial sediments with groundwater seepage encountered from 7.5 to 9 feet below grade. <br />The USDA Web Soil Survey was also used to show that the site consists of Alderwood- <br />Urban land complex. General site slopes in the area of disturbance are moderate to steep <br />and average approximately 22 percent. Based on the existing soil information and the <br />setbacks of the proposed improvements from any of the property lines or critical areas there <br />is little potential for erosion or sedimentation during construction assuming the basic BMPs <br />included in the SWPPP are installed .and maintained properly.
