PROJECT OVERVIEW <br />This document is intended.to provide the engineering information necessary to support the <br />building permit application for a new SFR and paved driveway in the City of Everett. The <br />site .covers ..approximately 0.43 acres. The existing site is currently undeveloped and <br />consists of lawn and pastured ground cover. The proposed disturbance area. will cover <br />nearly the entire site (0.36 acres). The proposed SFR will be set approximately 8 feet from <br />the western property line and 30 feet from the southeastern property line. Access to the <br />new SFR will be from the proposed paved driveway which will take access from the existing <br />roadway to the southeast (Madrona Ave). <br />The parcel is currently undeveloped and is surrounded by developed parcels. The slope of <br />the site in the area of the disturbance is steep and averages approximately 22 percent down <br />to the northwest. Steep slopes are present to the northwest of the lot, the top of the steep <br />slopes located near the northwestern property line, the boundary between the project <br />property and the BNSF RJW. The toe of the slope is located off -site of the project site within <br />the BNSF R/W. <br />This development proposes to construct a new SFR and paved driveway. The total new <br />plus replaced impervious surfaces equal 8,277 sf (0.19 acres). <br />All runoff from the proposed developed hard surfaces on this site will be collected and <br />conveyed to the toe of the bluff to the northwest via a HDPE tightline with diffuser tee. This <br />discharge location will be on the south side of the BNSF railroad with Puget Sound located <br />to the north. Therefore, the runoff will be discharged at a location where it will flow through <br />the existing ditch system for the railroad and then through an existing culvert into Puget <br />Sound which will have negligible impact on the downstream existing conditions, All drainage <br />improvements have been designed to meet or exceed the 2014 DOE Stormwater <br />Management Manual <br />The project location is 13XX Madrona Ave, in the City of Everett, and in Section 36, <br />Township 29N, Range 4E.
