•
Ms. Finsch
Tiscareno Associates
Plan Check Number: B1801-032, First Review
March 13, 2018
and details for the backspan connection should be submitted for review. It is
recommended that the stability of the back-span consider Equation 16-10 with a 0.6-factor
on the resisting weight (i.e., floor). See IBC Sections 107.2.1 and 1604.1.
17. Sheets S209a and S209b show steel HSS columns at Grids S-A/S-7 S-8.3 and S-C/S-7— S-8
supporting wood-framed construction. Calculations substantiating the design of the columns,
foundations, and connections should be submitted for review. Details for the connections
between the steel and wood framing should be included in the drawings. See IBC Section
107.2.1 and 1604.1.
18. Sheet S209a shows floor framing at Grid S-A— S-B/S-7— S-8 that supports a bearing wall and
framing above. The plan also shows a bearing wall below at Grid A-A.7 that appears to bear
on a PSL7 at Level 2 per Sheet S208a. Calculations substantiating the design of the floor
framing should be submitted for review. See IBC Section 1604.1.
19.The structure includes GL3-1/8 along the corridors. See Sheet S202a for an example. The
beams appear to require hangers similar to the North Building per Section 6/S402. The
structural plans should be reviewed and revised as needed. See IBC Section 107.2.1.
20. Sheet S208a-SS shows a bearing wall at Grid N.1-1.6/NN.1-A.5 — N.1-B that is continuous to
the roof, and supports substantial areas for Levels 3 and 4 and the Roof. The wall appears to
bear on the Level 2 framing on Sheet S208a. Note that the Level 2 framing provides an
indirect gravity load path through multiple beams. Calculations, including a deflection analysis,
substantiating the design of the framing and connections, including posts and foundations,
should be submitted for review. See IBC Section 1604.1, 1604.3, and 1604.4.
21.The structure includes prefabricated bolt-on decks on Grids S-A and S.1-3 at Levels 2, 3, and 4.
See Sheet S208b for an example. Section 4/S404 provides a connection for the attachment of
the decks. Calculations substantiating the connection should be submitted for review. See IBC
Section 1604.1.
22. Section 12/S404 appears to show connections to support a roof structure. The location of this
structure is not clear. The use of this section in the project should be clarified. Documentation
substantiating the design of the roof, including the connections, should be submitted for
review. See IBC Section 1603.1 and 1604.1.
23. Sheet S210a and S210b show single TJI210 joists at 12-inch spacing west of the shoreline.
The maximum span is 16 feet between Grids S-7 and S-8. Structural calculation page SC132
requires two joists spanning at 16-inch spacing. Calculations substantiating the joist should be
submitted for review. See IBC Section 1604.2.
24. Sheet S210a and S210b show PSL5-1/4 and PSL7 along the shoreline. Structural calculation
page SC135 evaluates PSL5-1/4 beams for spans up to 18'-3". The following comments should
be addressed:
a. The typical frame size should be clarified. See IBC Section 1603.1.
b. The spans exceed 18'-3"between S-1 and S-1.6. Calculations substantiating the beam
should be submitted for review. See IBC Section 1604.2.
5of11
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-8857
