• • •
Ms. Finsch
Tiscareno Associates
Plan Check Number: B1801-032, First Review
March 13, 2018
Calculations substantiating these locations should be submitted for review. See IBC Section
1604.1. The following locations should be addressed:
a. Exterior and interior wall headers perpendicular to floor joists.
b. Corridor headers supporting floor GLB.
c. Roof headers supporting roof trusses.
30. Sheet S209b appears to have incomplete framing at Grid S-A.7/S.1-2.1 —S.1-3. The plan
shows parallel and dashed lines without sections, a PSL5-1/4 beam that doesn't extend to a
second support point, and typical joists that are missing a support at their abutting ends. The
framing should be reviewed and revised as needed. Structural calculations substantiating the
framing design should be submitted for review as needed. See IBC Sections 1603.1 and
1604.1.
31. Sheets S208a and S209a show PSL5-1/4 beams supported by a steel HSS6 column at Grid S-
A.4/S-1.1 — S-1.6. See IBC Section 1603.1 and 1604.1. The following comments should be
addressed:
a. Calculations substantiating the design of the beams should be submitted for review.
b. Calculations substantiating the design of the column should be submitted for review. Note
that the column is shown to extend to Level 4 on Sheet S210a, but does not align with the
PSL7 beam at this level. The extent of the column should be reviewed.
c. The column does not bear on a footing at Level 1 per Sheet S207a. Documentation
substantiating the column bearing on the slab-on-grade should be submitted for review, or
a footing should be provided.
32. Calculations for the bearing wall studs are provided on pages SC173, SC279, and SC280 of the
structural calculations. The following comments should be addressed:
a. The capacities should include the criteria of IBC Table 721.1(2) Footnote (m) where
required. See IBC Sections 1604.2 and 2306.1, and NDS-15.
b. Page SC173 states that the calculations only consider 90% of the dead load in combination
with either live or snow loading. This is not a codified load combination. The studs should
be designed considering all applicable load combinations in IBC Section 1605.3.1. See also
the next two comments.
c. The design should consider the vertical component of seismic load in combination with
other loads per IBC Equations 16-12 and 16-14. See IBC Section 1613.1 and ASCE 7-10
Section 12.4.1.
d. The calculations only appear to address interior studs with a 5 psf lateral force. The design
for the exterior wall studs should consider the lateral wind forces in combination with
gravity loads per IBC Equations 16-12 and 16-13.
33.The stud design on page SC173 appears to only consider studs supporting uniform loading.
Multiple locations throughout the structure require single studs or stud groups to support large
concentrated forces. Example locations include, but are not limited to: headers at hallway
corridors; interior and exterior walls supporting perpendicular framing; heavy beam loads
between S-7 and S-8 at Levels 1 and 2; and PSL framing supporting walls at the shoreline
boundary and Grid S-B.1. These locations are typically cumulative to the foundation.
Calculations substantiating these studs should be submitted for review. See IBC Section
1604.1 and 1604.4.
e7of11
CITY OF EVERETT • 3200 Cedar Street • Everett,WA 98201 • (425) 257-8810 • Fax(425) 257-8857
