• •
Ms. Finsch
Tiscareno Associates
Plan Check Number: B1801-032, First Review
March 13, 2018
a. Calculations substantiating the design loads and capacities of the collectors and
connections should be submitted for review. See IBC Section 1604.1.
b. The design loads shall be based on a torsional analysis per APA SDPWS-15 Section 4252
Item 3 as discussed in other comments.
c. The design loads shall be increases per ASCE 7-10 Section 12.3.3.4 as discussed in other
comments in this letter.
d. The framing and connections shall consider concurrent loading with gravity loads per the
load combinations of IBC Section 1605.3.1.
e. The hardware and nailing for the straps should be specified in the structural plans.
45.The Level 4 shear walls at Grid S-B per Sheets S210a-SS and S210b-SS do not align with the
Level 4 shear walls per Sheets S209a-SS and S209b-SS. The results in a Type 4 Vertical
Structural Irregularity per ASCE 7-10 Table 12.3-2. The framing supporting the shear walls
shall satisfy the requirements of ASCE 7-10 Section 12.3.3.3. This shall include design for
uplift. All elements and connections shall be evaluated in the load path to the foundation. See
IBC Section 1613.1.
Miscellaneous:
46. Level 4 includes walls and railings along Grid S-A on Sheets S210a and S210b, including wall
returns at each of the structure. It appears that Sections 3/S502 and 4/S502 apply to this
location and should be referenced on the plans. Calculations for the walls should be submitted
for review. The design should also evaluate framing supporting the connection of
prefabricated wall systems. See IBC Sections 1604.1, 1607.8.1, 1609.1.1, and 1613.1.
47. Details for the elevator support framing and connections of the elevator rails to the structure
are provided on Sheet S403. The following comments should be addressed:
a. The elevator design drawings should be included in the list of deferred submittals in the
Structural General Notes on Sheet S001. See IBC Section 107.3.4.1.
b. The design loads for the elevator system, including impact loading, should be specified in
the"Design Criteria and Loads"section of the Structural General Notes on Sheet S001. At
a minimum, estimated design loads should be specified for the design, and verified when
the elevator design drawings are submitted for review. See IBC Sections 1603.1.8 and
1607.9.1.
c. Multiple details show columns that do not appear in the structural plans. The plans should
be revised to show the locations and sizes of the columns. See IBC Section 1603.1.
d. The details generally do not appear to be referenced in the structural plans. References
should be provided so that a review of the details may be completed. See IBC Section
107.2.1.
e. Calculations for the elevator connections to the structural framing in Detail 6/S403 should
be provided for review. The design shall consider concurrent multi-directional loading as
determined by the elevator manufacturer. The maximum spacing for the connection points
should be identified in the structural drawings. See IBC Section 107.2.1 and 1604.4.
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-8857
