According to the recorded short plat map,there is a 5' private landscape easement and emergency maintenance <br /> access to Tract 999 and a 10' wide private driveway and 10' public utility easement that are not clearly shown on <br /> the site plan (see attached short plat map). <br /> 7. All of the general information you provided on the site plan is incorrect and appears to be for the property in <br /> front(address, parcel number, legal description, etc.). Grading quantities were also provided, but it's not clear if <br /> those are for this specific project. Please remove all information that is not related to this project. <br /> 8. The site plan indicates that the lot size is 19,532 square feet. Please provide the lot size of lot 2 (see short plat <br /> map). <br /> 9. Lot Coverage includes all structures with a solid roof measured to the exterior walls. In this case, lot coverage <br /> would include the footprint of the house (including the attached garage)and the front porch. The driveway and <br /> other uncovered paved areas are not counted as lot coverage. Please revise accordingly. <br /> 10. Please clearly show the required 600sf of private rear yard open space (with dimensions) per <br /> EMC18.28.250. The current site plan shows this located in the side yard. The code states the following: <br /> "With the exception of lots within unit lot subdivisions, as provided by Chapter 19.15A, each division of land for a <br /> residential lot shall provide private yard area that is directly accessible from the living space within the house. For <br /> all lots, the private yard shall contain a minimum of six hundred square feet of area with a minimum dimension <br /> of fifteen feet. Please submit a landscaping plan per the conditions of approval recorded on the short plat(see below). This can <br /> be shown on the site plan or on a separate landscaping plan. There are Critical Areas located to the west of the property. A Critical Area report was submitted with the short <br /> plat application. We may need you to also show the required Critical Area buffers on the site plan for this <br /> building permit application. I am reviewing the short plat file with my supervisor and will follow up no later <br /> than Friday,June 26th to let you know if there is any additional information we need. <br /> A new Critical Area report is not required. Please just add a note on the site plan in Tract 999 stating <br /> something along the lines of"Critical Area, do not disturb". I've attached the Critical Area report and <br /> plan for reference. <br /> 3. Teresa Weldon,who is no longer with the City,was the planner assigned to the short plat. It looks like she did a <br /> landscaping inspection and issued a partial approval and added a note that the mitigation plantings are <br /> okay. Do you have any records indicating that she came back out for a landscaping inspection to sign off on the <br /> rest of the short plat landscaping? <br /> The landscaping for the short plat should have been done before the map was recorded. Pictures verifying this <br /> would be sufficient. <br /> 07, <br />
