• <br /> • <br /> Section 4: That Section 9 of Ordinance No. 3572 be and <br /> it is hereby amended to read as follows : <br /> SECTION 9. R-4. MULTIPLE-FAMILY HIGH DENSITY RESIDENCE <br /> ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-4 Zone is to pro- <br /> vide for and protect certain areas of the City for <br /> multiple family high density residential uses. <br /> B. PERMITTED USES: <br /> 1. R-3 permitted uses. <br /> 2. Apartments (multiple-family dwellings) . <br /> 3. Private clubs and lodges. <br /> 4. Professional office for service only. <br /> 5. Music, art and dance studios for group instruction. <br /> 6. Commercial parking with no sales or service except <br /> that sales and service shall be permitted in con- <br /> nection with parking on any lot any portion of <br /> which is within 120 ft. of a B-3 zone. <br /> 7. Hotels and motels. <br /> 8. Restaurants, magazine stands, barber shops, and <br /> other accessory uses in connection with a hotel, <br /> apartment house, club or lodge, when conducted <br /> entirely from within the building and with no <br /> display or advertising outside of the principal <br /> building except for one unlight sign not to <br /> exceed 4 sq. ft. and installed flat against the <br /> building. <br /> 9. Conversions as specified under Sec. 18. <br /> 10. Special Property Uses (see Sec. 5) . <br /> 11. Dry cleaning establishments pursuant to and as <br /> provided by Section 8, B, 11. <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than <br /> 5000 sq. ft. in area nor less than 50 ft. in width. <br /> There shall be provided no less than 750 sq. ft. in <br /> area for each residential dwelling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of <br /> .75. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of <br /> not less than 10 ft. <br /> 2. There shall be a side yard on each side of a <br /> building having a depth of not less than 5 ft. <br /> plus one foot for each floor over 2 floors. <br /> 3. There shall be a rear yard having a depth of <br /> not less than 20 ft. <br /> 4. Corner lots shall provide for sight-clearance <br /> as specified under Sec. 18. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 80 ft. above the average <br /> elevation at the foot of the building. <br />
