B. PERMITTED USES: <br /> 1. R-2 permitted uses under R-2 standards. <br /> 2. Two-family dwellings (duplexes) . <br /> 3. Apartments (multi-family dwellings) . <br /> 4. Churches (except tent) . <br /> 5. Boarding, lodging, and rooming houses. <br /> 6. Homes for aged, rest homes and nursing homes, <br /> provided that the principal building shall be <br /> located 20 ft. or more from any other lot in <br /> any Residential Zone. <br /> 7. Clinics. <br /> 8. Motels, when abutting a State Highway. <br /> 9. Conversions as specified under Section 18. <br /> 10. Special Property Uses (see Section 5) . <br /> 11. Dry cleaning establishments using a synthetic <br /> solvent under Underwriters Laboratories fire <br /> rating of zero and dry cleaning establishments <br /> using non-flamable liquids as defined in and <br /> permitted by Section 1101, suggested Fire Pre- <br /> vention Ordinance issued by the National Board <br /> of Fire Underwriters as adopted by reference <br /> by Ordinance No. 3414 of the City of Everett, <br /> provided the Planning Commission after public <br /> hearing is held shall find such use will not be <br /> detrimental to the general comprehensive plan <br /> and adjacent surrounding property. <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than <br /> 5000 sq. ft. in area nor less than 50 ft. in width. <br /> There shall be provided no less than 1500 sq. ft. <br /> in area for each residential dwelling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of <br /> .40. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of <br /> not less than 20 ft. <br /> 2. There shall be a side yard on each side of a <br /> building having a depth of not less than 5 ft. <br /> 3. There shall be a rear yard having a depth of <br /> not less than 20 ft. <br /> 4. Corner lots shall provide for sight-clearance <br /> as specified under Sec. 18. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 ft. above the average <br /> elevation at the foot of the building. <br /> G. OFF-STREET PARKING REQUIREMENTS: <br /> Off-street parking shall be provided as specified <br /> under Section 17. <br />
