B. PERMITTED USES: 1. R-2 permitted uses under R-2 standards. 2. Two-family dwellings (duplexes) . 3. Apartments (multi-family dwellings) . 4. Churches (except tent) . 5. Boarding, lodging, and rooming houses. 6. Homes for aged, rest homes and nursing homes, provided that the principal building shall be located 20 ft. or more from any other lot in any Residential Zone. 7. Clinics. 8. Motels, when abutting a State Highway. 9. Conversions as specified under Section 18. 10. Special Property Uses (see Section 5) . 11. Dry cleaning establishments using a synthetic solvent under Underwriters Laboratories fire rating of zero and dry cleaning establishments using non-flamable liquids as defined in and permitted by Section 1101, suggested Fire Pre- vention Ordinance issued by the National Board of Fire Underwriters as adopted by reference by Ordinance No. 3414 of the City of Everett, provided the Planning Commission after public hearing is held shall find such use will not be detrimental to the general comprehensive plan and adjacent surrounding property. C. MINIMUM LOT SIZE AND WIDTH: No lot for any residential use shall be less than 5000 sq. ft. in area nor less than 50 ft. in width. There shall be provided no less than 1500 sq. ft. in area for each residential dwelling unit. D. GROSS FLOOR AREA RATIO: There shall be a maximum gross floor area ratio of .40. E. YARD REQUIREMENTS: 1. There shall be a front yard having a depth of not less than 20 ft. 2. There shall be a side yard on each side of a building having a depth of not less than 5 ft. 3. There shall be a rear yard having a depth of not less than 20 ft. 4. Corner lots shall provide for sight-clearance as specified under Sec. 18. F. HEIGHT LIMITATIONS: No building shall exceed 35 ft. above the average elevation at the foot of the building. G. OFF-STREET PARKING REQUIREMENTS: Off-street parking shall be provided as specified under Section 17.
