Trailer parks. <br /> Section 4: That Section 6 of Ordinance No. 3572 be, <br /> and it is hereby amended to read as follows : <br /> Section 6. R-1, Single- Family Low Density Residence Zone <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-1 Zone is to provide <br /> for and protect certain areas in the City for single <br /> family residential uses "designed to meet contemporary <br /> building and living standards. <br /> B. PERMITTED USES : <br /> 1. Single-family dwellings. <br /> 2. Gardening. <br /> 3. Private garages for single-family residences. <br /> 4. Buildings on parks, playgrounds, or school sites, <br /> provided that such buildings shall be located 30 <br /> feet or more from any other lot in Residential <br /> Zone. <br /> 5. Home office of professionals such as doctors, <br /> dentists, lawyers, engineers, architects. <br /> 6. Non-commercial greenhouses. <br /> 7. Rental of rooms of lodging only, limited to 2 roomers. <br /> 8. Special property uses (See Section 5) <br /> 9. Churches, provided that the principal buildings <br /> shall be located 35 feet or more from any other lot <br /> in any Residential Zone. <br /> C. MINIMUM LOT SIZE AND WIDTH <br /> No lot for single-family dwelling shall be less than <br /> 7000 square feet; nor shall the lot width be less than <br /> 60 feet. EXCEPTION: Where a lot has less area than <br /> herein required as shown by the last conveyance of record <br /> at the time of the passage of this ordinance, this <br /> regulation shall not prohibit one private dwelling and <br /> its accessory building on such lot. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of . 30. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not <br /> less than 20 feet. <br /> 2. There shall be a side yard on each side of a building <br /> having a depth of not less than 6 feet. <br /> 3. There shall be a rear yard having a depth of not <br /> less than 20 feet. <br /> 4. Corner lots shall provide for sight clearance as <br /> specified under Sec. 18. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 feet above the average <br /> elevation at the foot of the building. <br />
