B. NON-CONFORMING USES: <br /> The non-conforming use of a conforming building may be <br /> continued, provided such non-conforming use shall not <br /> be expanded or extended into any other portion of the <br /> conforming building nor shall any structural alterations <br /> except those required by law be made, and if such non- <br /> conforming use is discontinued, any future use of such <br /> building shall conform to the provisions of this <br /> Ordinance. <br /> The non-conforming use of a non-conforming building <br /> may be continued and may be expanded or extended <br /> throughout such building provided no structural <br /> alterations except those required by law are made therein. <br /> If no structural alterations are made or required, a <br /> non-conforming use of a non-conforming building may <br /> be changed to another use of the same or more restricted <br /> classification. If the non-conforming use is replaced <br /> by a more restrictive non-conforming use, the occupancy <br /> thereafter may not revert to a less restrictive use. <br /> Any use or building which does not conform to this <br /> Ordinance may not be : (1) re-established after dis- <br /> continuance for one year; (2) extended except in <br /> conformity to this Ordinance; or ( 3) rebuilt after <br /> damage exceeding 2/3 of its fair sales value immediately <br /> prior to damage. <br /> C. SPECIAL PROPERTY USES : <br /> The following uses, because of the large land area <br /> associated with their needs and the importance of <br /> their location to the Comprehensive Plan or to public <br /> convenience and necessity, shall be permitted only upon <br /> concurrence of the Planning Commission, after due notice <br /> and public hearing, and after the Planning Commission <br /> has found that such proposed use will not be detrimental <br /> to the general Comprehensive Plan and adjacent and <br /> surrounding property. Permits for the uses below shall <br /> be signed by the Secretary of the Planning Commission <br /> and shall stipulate off-street parking requirements and <br /> set-back distances specified by the Planning Commission. <br /> 1. Public elementary, junior high, and senior high <br /> schools, and junior college . <br /> 2. Private and parochial schools having a curriculum <br /> equivalent to a corresponding public school. <br /> 3. Public parks and playgrounds . <br /> 4. Airfields, air parks and land fields . <br /> 5. Riding academies and golf courses, except for golf <br /> driving ranges and minature courses. <br /> b. Hospitals and sanitariums, provided that those for <br /> contagious or mental diseases and animal hospitals <br /> shall be excluded from R-1, R-2, R-3 and R-4 zone. <br /> 7. Planned residential developments as provided for in <br /> Section 18-F. <br /> 8. Cemetaries. <br /> 9. Television and frequency modulation radio stations, <br /> operating in the high frequency bands, and requiring <br /> line of sight propagation of radio waves. <br />
