' • i <br /> ORDINANCE NO. 361: <br /> AN ORDINANCE AMENDING SECTIONS 8, 9 AND 21 OF ORDINANCE NO. <br /> 3572 OF THE CITY OF EVERETT ENTITLED: <br /> An Ordinance regulating and restricting the location <br /> and use of buildings and land within the City of <br /> Everett; limiting the heighth of buildings; prescribing <br /> building lines and size of yard and other open spaces; <br /> providing for the division of the City into use zones; <br /> creating a Board of Adjustment; and providing for <br /> penalties for violation of the ordinance . <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1: That Section 8 of Ordinance No. 3572 of the <br /> City of Everett is hereby amended to read as follows : <br /> Section 8. R-3, MULTIPLE-FAMILY LOW DENSITY RESIDENCE ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-3 Zone is to provide <br /> for and protect certain areas of the City for multiple- <br /> family low density residential uses . <br /> B. PERMITTED USES : <br /> 1 . R-2 permitted uses under R-2 standards . <br /> 2. Two-family dwelling (duplexes ) . <br /> 3. Apartments (multi-family dwellings) . <br /> 4. Churches (except tent) . <br /> 5 . Boarding, lodging, and rooming houses . <br /> 6. Homes for aged, rest homes and nursing homes, pro- <br /> vided <br /> that the principal building shall be located <br /> 20 ft. or more from any other lot in any Residential <br /> Zone . <br /> 7. Clinics . <br /> 8. Motels, when abutting a State Highway. <br /> 9. Conversions as specified under Section 18. <br /> 18. Special Property Uses (see Section 5) . <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than 5000 <br /> sq. ft. in area nor less than 50 ft. in width. There <br /> shall be provided no less than 1500 sq. ft. in area for <br /> each residential dwelling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of .40. <br /> As to residential buildings the basement floor if not <br /> used as a place to eat or sleep shall hot be considered <br /> as a portion of the floor area. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not <br /> less than 20 ft. <br /> 2. There shall be a side yard on each side of a build- <br /> ing having a depth of not less than 5 ft. <br /> 3. There shall be a rear yard having a depth of not <br /> less than 20 ft. <br /> 4. Corner lots shall provide for sight-clearance as <br /> specified under Sec. 18. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 ft. above the average <br /> elevation at the foot of the building. <br />
