OFF-STREET PARKING REQUIREMENTS : <br /> Off-street parking shall be provided as specified <br /> under Section 17. <br /> Section 2: That Section 9 of Ordinance No. 3572 of the <br /> City of Everett is hereby amended to read as follows : <br /> Section 9. R-4. MULTIPLE-FAMILY HIGH DENSITY RESIDENCE ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-4 Zone is to provide <br /> for and protect certain areas of the City for multiple- <br /> family high density residential uses . <br /> B. PERMITTED USES : <br /> 1 . R-3 permitted uses. <br /> 2. Apartments (multiple-family dwellings ) . <br /> 3. Private clubs and lodges . <br /> 4. Professional office for service only. <br /> 5 . Music, art, and dance studios for group instruction. <br /> 5. Commercial parking with no sales or service except <br /> that sales and service shall be permitted in con- <br /> nection with parking on any lot any portion of <br /> which is within 120 feet of a B3 zone. <br /> 7. Hotels and motels . <br /> 8. Restaurants, magazine stands, barber shops, and <br /> other acessory uses in connection with a hotel, • <br /> apartment house, club or lodge, when conducted <br /> entirely from within the building and with no <br /> display or advertising outside of the principal <br /> building except for one unlighted sign not to <br /> exceed 4 sq. ft. and installed flat against the <br /> building. <br /> 9. Conversions as specified under Sec. 18. <br /> 10. Special property uses (See Sec. X5) . <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than 5000 <br /> sq. ft. in area nor less than 50 ft. in width. There <br /> shall be provided no less than 750 sq. ft. in area for <br /> each residential dwelling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of .75. <br /> As to residential buildings the basement floor if not <br /> used as a place to eat or sleep shall not be considered <br /> as a portion of the floor area. <br /> E. YARD REQUIREMENTS : <br /> 1. There shall be a front yard having a depth of not <br /> less than 10 ft. <br /> 2. There shall be a side yard on each side of a build- <br /> ing having a depth of not less than 5 ft. plus one <br /> 'oot for each floor over 2 floors . <br /> 3. Where shall be a rear yard having a depth of not <br /> less than 20 ft. <br /> 4. Corner lots shall provide for sight-clearance as <br /> specified under Sec. 18. <br />
