SECTION 11. B-2, Cai;ULITY SHOPPIING ZONE <br /> A. DECLARATION OF PURPOSE <br /> The purpose and function of the B-2 Zone is to provide for and protect certain <br /> areas in the City for retail businesses and services serving as shopping eon- <br /> ters for populations from ten to thirty thousands. <br /> B. PER IITTED USES: <br /> 1. R-2 Permitted Uses with R-2 standards. <br /> 2. R-4 Permitted Uses with R-4 standards except height limitations. <br /> 3. Retail stores, personal service establishments, depart:icnt stores, fur- <br /> niture and appliance stores. <br /> 4. Restaurants, cafes and grills (including dancing and entertainment), <br /> taverns, bars, caberets, cocktail lounges, and nightclubs, billiard and <br /> pool halls. <br /> 5. Banks and financial establishments. <br /> 6. Business and professional offices, general professional services, office <br /> buildings. <br /> 7. Newspaper offices, job printing establishments. <br /> 8. Household appliance repair stores, heating and plumbing supply stores. <br /> 9. Similar retail and service businesses catering directly to the consumer. <br /> 10. Hotels and motels. <br /> 11. Automobile service stations <br /> 12. Off-street parking facilities. <br /> 13. Automobile sales, now and used (including servicing and repairing if <br /> enclosed) . As prvided in Sec. 18. <br /> 14. Billboards and outdoor advertising devices. <br /> 15. Special Property Uses (See Sec. 5) <br /> C . IiININUE LOT SIZE AND WIDTH: <br /> No lot size or width required for non-residential permitted uses. No lot for <br /> any residential use shall be less than 5000 sq. ft. in area nor loss than 50 <br /> ft. in width. There shall be provided no less than 750 sq. ft. for each <br /> residential dwelling unit. <br /> D, GROSS FLOOR AREA RATIO: <br /> No gross floor area ratio required for non-residential permitted uses. For <br /> residential permitted uses, there shall be a maximum gross floor area ratio <br /> of .75. <br /> E. YARD REQUIREMENTS <br /> 1. he required yards for non-residential permitted uses. (Exception: see <br /> Sec. 18-G). <br /> 2. For residential permitted uses, yard requirements shall be the same as <br /> for R-4 Zone. <br /> 3. Both residential and non-residential permitted uses, when located on a <br /> corner lot, shall provide for sight-clearance as specified under Sec. 18. <br />
