B-1, NEIGHBORHOOD SHOPPING ZONE <br /> , <br /> ' A: DECLARATION OF PURPOSE: <br /> The purpose and function of the B-1 Zone is to provide for and protect certain <br /> areas in the City for retail businesses and services serving primarily the <br /> residents of the surrounding neighborhood. <br /> B. PERIITTED USES: <br /> 1. R-2 Permitted Uses under R-2 standards. <br /> 2. R-3 Permitted Uses under R-3 standards. <br /> 3. Grocery, delicatessen, neat market, drug store, hardware store, gift shop, <br /> florist shop, confectionary, retail bakery outlet, shoe repair shop, <br /> barber shop, beauty shop, variety or notions store, millinery shop, studio <br /> apparel, repair services, clothes cleaning collection and distribution <br /> stations (agencies), business and professional offices, clinics, self- <br /> service launderies, cleaning and pressing establishments (sponging, spot- <br /> ting and pressing only). <br /> 4. Restaurants and grills not including entertainment or dancing and exclusive <br /> of taverns and bars. <br /> 5. Automobile service stations, exclusive of painting, body and mechanical <br /> repairs, and tire recapping. <br /> 6. Special Property Uses (see Section 5) . <br /> C . MINIMUM LOT SIZE AND WIDTH: <br /> No required lot size or width for non-residential permitted uses. No lot <br /> for any residential use shall be less than 5000 sq. ft. in area nor less than <br /> 50 ft. in width. There shall be provided no less than 1500 sq. ft. in area <br /> for each residential dwelling unit. <br /> D. CROSS FLOOR AREA RATIO: <br /> No gross floor area ratio required for non-residential permitted uses. For <br /> residential permitted uses, there shall be a naxinu i gross floor area ratio of <br /> .40. <br /> H. YARD REQUIREMENTS: <br /> 1. Both residential and non-residential permitted uses shall provide a front <br /> yard. having a depth of not less than 20 ft. <br /> 2. No required side or rear yards for non-residential per fitted uses. <br /> (Exception: See Sec. 18-G ) <br /> 3. For residential permitted uses, there shall be a side yard on each side of <br /> a building having a depth of not less than 5 ft. <br /> 4. For residential permitted uses, there shall be a rear yard having a depth <br /> of not less than 20 ft. <br /> 5. Both residential and non-residential permitted uses, when located on a <br /> corner lot, shall provide for sight-clearance as specified under Sec. 18 . <br /> F. HEIGHT LILIITATIONS: <br /> No building shall exceed 35 ft. above the average elevation at the ft. of the <br /> building. <br /> G. OFF-STREET PARKING hEQUIMI IE TS <br /> Off street parking shall be provided as specified under Sec. 17. <br />
