SEC I01V' 18. SPECIAL PROVISIONS <br /> A. SIGF;T-CI&BLNCE: <br /> All corner lots subject to yard requirements shall maintain for safety vision <br /> purposes a triangular area one angle of which shall be formed by the front and <br /> side lot lines and the sides of such triangle forming the corner angle shall <br /> be 15 ft. in length measured from the aforementioned angle. The third side <br /> of said triangle shall be a straight line connecting the last two mentioned <br /> points, which are distance 15 ft. fro:_1 the intersection of the front and side <br /> lot line, and within the area comprising said triangle, no tree, fence, shrub <br /> or other physical obstruction higher than 42 inches above the established curb <br /> grade shall be permitted. <br /> B. COFVERSIONS: <br /> No conversion shall be permitted in the R-1 Zone. <br /> Conversions in the R-2 Zone shall conform to the following requirements: <br /> 1. No dwelling structure shall be converted unless the same shall contain a <br /> minimum of 1800 sq. ft. of gross floor arca convertible to living quarters, <br /> which sum excludes basement and open attic. <br /> 2. Dwelling structures to be converted shall have a lot area of not loss than <br /> 7500 sq. ft. and this lot area shall be the minimum requirement for two- <br /> family dwellings, provided, however, that an additional 2500 sq. ft. shall <br /> be provided for each dwelling unit in excess of two. <br /> 3. No dwelling unit shall have less than 400 sq. ft. of floor area plus a <br /> kitchen and a bath after a conversion. <br /> 4. There shall be no structural change in the exterior of the structure other <br /> than required for ingress and egress to each apartment or dwelling unit to <br /> be converted. <br /> 5. Off-street parking shall be provided as specified under Section 17. <br /> Conversions in the R-3 and R-4 Zones shall conform to the following requirements: <br /> 1. All requirements for lot size, gross floor arca ratio, yards, and height <br /> as specified in the respective zones shall be adhered to. <br /> 2. No dwelling unit shall have loss than 400 sq. ft. of floor area plus a <br /> kitchen and a bath after a conversion. <br /> 3. There shall be no structural change in the exterior of the structure other <br /> than required for ingress and ogress to each apartment or dwelling unit to <br /> bo converted. <br /> 4. Off-street parking shall be provided as specified under Section 17. <br /> C. FENCES: <br /> No fence shall be hereafter erected or structurally altered except as permitted <br /> by the following regulations. In no case, shall such a fence violate the <br /> sight-clearance provision under Sec. 18. <br /> 1. Fences with a maximum height of 42 inches are permitted on any property line. <br /> 2. Fences with a -laxinun height of 72 inches are permitted anywhere in the rear <br /> or side yards provided that any fence with a height greater than 42 inches <br /> shall be 10 foot or more from the principal building on any adjoining lot. <br /> 3. Fences with a height greater than 42 inches are prohibited in the front yard. <br />
