GENERI.L PROVISIONS <br /> A, LAND USE: <br /> No building, structure or premises shall hereafter be used or occupied and no <br /> building or part thereof or structure shall be erected, raised, moved, recon- <br /> structed, extended, enlarged, or altered, except in conformity with the regula- <br /> tions herein speeifiod for the zone in which it is located. <br /> No lot, yard, off-street parking or loading area or other open space existing <br /> on or after the effective date of this Ordinance shall be reduced in area or <br /> dimension below the minimum required by this Ordinance, nor shall any existing <br /> lot, yard, off-street parking or loading area loss than the minimum required <br /> by this Ordinance be further reduced, nor shall any required open spaces be <br /> used as the required lot area, yeard, off-street parking or loading area for <br /> another structure or building. <br /> B. NON-C ONFORI IING USES: <br /> The non-conforming use of a conforming building may be continued, provided such <br /> non-conforming use shall not be expanded or extended into any other portion of <br /> the conforming building nor shall any structural alterations except those re- <br /> quired by law be made, and if such non-conforming use is discontinued, any <br /> future use of such building shall conform to the provisions of this Ordinance. <br /> The non-conforming use of a non-conforming building may be continued and nay be <br /> expanded or extended throughout such building provided no structural alterations <br /> except those required by law are made therein. If no structural alterations are <br /> made or required, a non-conforming use of a non-conforming building may be <br /> changed to another use of the same or more restricted classification. If the <br /> non-conforming use is replaced by a more restrictive non-aonforming use, the <br /> occupancy thereafter nay not revert to a less restrictive use. <br /> 4.ny use or building which does not conform to this Ordinance nay not be: (1) <br /> re-established after discontinuance for one year; (2) extended except in con- <br /> formity to this Ordinance; or (3) rebuilt after damage exceeding 2/3 of its fair <br /> sales value immediately prior to damage. <br /> C. SPECIa PROPERTY USES: <br /> The following uses, because of the large land area associated with their needs <br /> and the importance of their location to the Comprehensive Plan or to public con- <br /> venience and necessity, shall be permitted only upon concurrence of the Planning <br /> Commission, after due notice and public hearing, and after the Planning Commis- <br /> lion has found that such proposed use will not be detrimental to the general <br /> Comprehensive Plan and adjacent and surrounding property. Permits for the uses <br /> below shall be signed by the Secretary of the Planring Commission and shall <br /> stipulate off-street parking requires ents and sot -cb .ck distances specified by <br /> the Planning Commission. <br /> 1. Public elementary, junior high, and senior high schools, and Junior college. <br /> 2. Private and parachial schools having a curriculum equivalent to a corres- <br /> ponding public school. <br />
