• <br /> M ' <br /> • • M <br /> SECTION 6. R-1, SINGLE FAMILY LOW DENSITY RESIDENCE ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-1 Zone is to provide for and protect certain <br /> areas in the City for single-family residential uses designed to meet contemp- <br /> orary building and living standards. <br /> B. PERMITTED USES: <br /> 1. Single-family dwellings. <br /> 2. Gardening. <br /> 3. Private garages tUNIXXYXXxU for single-family residences. <br /> 4. Buildings on parks, playgrounds, or school sites, provided that such <br /> buildings shall be located 30 feet or more from any other lot in Resi- <br /> dential Zone. <br /> 5. Home office of professionals such as doctors, dentists, lawyers, engineers, <br /> architects. <br /> 6. Non-commercial greenhouses. <br /> 7. Rental of rooms of lodging only, limited to 2 roomers. <br /> S. Special property uses (See Section 5). <br /> C , MINIMUM LOT SIZE AND WIDTH <br /> No lot for single-family dwelling shall be less than 7000 square feet; nor shall <br /> the lot width be less than 60 feet. EXCEPTION: Where a lot has loss area than <br /> herein required as shown by the last conveyance of record at the tine of the <br /> passage of this ordinance, this regulation shall not prohibit one private <br /> dwelling and its accessory building on such lot. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of .30. <br /> E. YARD REQUIRES TENTS: <br /> 1. There shall be a front yard having a depth of not less than 20 feet. <br /> 2. There shall be a side yard on each side of a building having a depth of <br /> not less than 6 feet <br /> 3. There shall be a rear yard having a depth of not less than 20 feet. <br /> 4. Corner lots shall provide for sight clearance as specified under Sec. 18. <br /> F. HEIGHT LIETATIONS: <br /> No building shall exceed 35 feet above the average elevation at the foot of <br /> the building. <br /> G. OFF-STREET PARKING REQU Ina IENTS: <br /> Off-street parking shall be provided as specified under Section 17. <br />
