• SECTION 7. R-2. SINGLE-FAMILY HIGH DENSITY RESIDENCE ZONE A. DECLARATION OF PURPOSE: The purpose and function of the R-2 Zone is to provide for and protect certain areas of the City for single-family residential uses designed to meet building and living standards of the recent past. B. PER iITTED USES: 1. R-1 Permitted Uses. 2. Home occupations. 3. Churches, provided that the principal buildings shall be located 35 feet or more from any other lot in any Residential Zone. 4. Duplexes when providing 7500 sq. ft. of lot area. 5. Conversions as specified under Section 18. 6. Special Property Uses (Sec Section 5) C. MfINIMUM LOT SIZE AND WIDTH No lot shall be less than 5000 square feet in area for a single-family dwelling nor less than 7500 sq. ft. in area for a two-family dwelling (duplex). A lot width of 50 ft. or more shall be provided for any permitted residential use. Exception: Where a lot has a total width of 75 ft. and being under one owner- ship at the time of the passage of this Ordinance, the site area required shall be 4000 sq. ft. with a minimum width of 37i ft. for a single-family dwelling. There a lot has less area than herein required as shown by the last conveyance of record at the time of the passage of this ordinance, this regulation shall not prohibit one private dwelling and its accessory building on such lot. D. GROSS FLOOR AREA RATIO: There shall be a maximum gross floor area ratio of .35. E. YARD REQUIREMENTS: 1. There shall be a front yard having a depth of not less than 20 ft. 2. There shall be a side yard on each side of a building having a depth of not less than 5 ft. 3. There shall be a rear yard having a depth of not less than 20 ft. 4.
