• <br /> SECTION 7. R-2. SINGLE-FAMILY HIGH DENSITY RESIDENCE ZONE <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the R-2 Zone is to provide for and protect certain <br /> areas of the City for single-family residential uses designed to meet building <br /> and living standards of the recent past. <br /> B. PER iITTED USES: <br /> 1. R-1 Permitted Uses. <br /> 2. Home occupations. <br /> 3. Churches, provided that the principal buildings shall be located 35 feet <br /> or more from any other lot in any Residential Zone. <br /> 4. Duplexes when providing 7500 sq. ft. of lot area. <br /> 5. Conversions as specified under Section 18. <br /> 6. Special Property Uses (Sec Section 5) <br /> C. MfINIMUM LOT SIZE AND WIDTH <br /> No lot shall be less than 5000 square feet in area for a single-family dwelling <br /> nor less than 7500 sq. ft. in area for a two-family dwelling (duplex). A lot <br /> width of 50 ft. or more shall be provided for any permitted residential use. <br /> Exception: Where a lot has a total width of 75 ft. and being under one owner- <br /> ship at the time of the passage of this Ordinance, the site area required shall <br /> be 4000 sq. ft. with a minimum width of 37i ft. for a single-family dwelling. <br /> There a lot has less area than herein required as shown by the last conveyance <br /> of record at the time of the passage of this ordinance, this regulation shall <br /> not prohibit one private dwelling and its accessory building on such lot. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of .35. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not less than 20 ft. <br /> 2. There shall be a side yard on each side of a building having a depth of <br /> not less than 5 ft. <br /> 3. There shall be a rear yard having a depth of not less than 20 ft. <br /> 4. Corner lots shall provide for sight-clearance as specified under Sec. 18. <br /> F.
