'. <br /> 11 <br /> S by the Commission by special permit after public hearing and <br /> 1 examination of the location upon due proof to the satisfaction <br /> of the Commission that the location thereof will not be unduly <br /> detrimental to the adjacent and surrounding property. <br /> 1 HEIGHT LIMIT: Whenever any C-1, Commercial One District <br /> is located within or is adjacent to, on two or more sides, any <br /> R-1, Residential One District, the buildings in such C-1 Commer- <br /> cial One District shall be limited to one (1) story in height <br /> provided however, that the Commission may allow a building to be <br /> erected to an additional height not exceeding two (2) stories, by <br /> special permit after public hearing and examination of the location <br /> '" upon due proof to the satisfaction of the Commission that such <br /> additional height will not be unduly detrimental to adjacent and <br /> surrounding property. No building shall exceed a height limit <br /> of sixty-five (65) feet nor six (6) stories, except Block 624, <br /> Plat of Everett , Lots 17 to 22 inclusive , in which area the <br /> height limit shall be seventy-five (75) feet and seven (7) stories. <br /> FRONT YARD, SIDE YARD : No yards are required except for <br /> lots whose side line is adjacent to a residential district, in <br /> which event said side yard shall then be five (5) feet in width. <br /> Section 2: That Section 7 of Ordinance No. 2954 is hereby <br /> amended to read as follows : <br /> Section 7: C-2 Commercial Two District <br /> In the C-2 Commercial Two District all buildings and pre- <br /> mises, except as otherwise provided in this ordinance, may be <br /> used for the following: <br /> 1. Any use permitted in the Residential Districts, pro- <br /> vided regulations pertaining thereto, as heretofore provided are <br /> complied with, namely; site area, open spaces, yards, height limit <br /> 1, and permits. <br /> 2. Any use listed under C-1, Commercial One District. <br /> 3 . Any other use except the following; <br /> i1 <br /> (1) Auto wrecking yards. <br /> (2) blacksmith or horseshoeing shop <br /> (3) Bottling works, unless bottling of soft drinks <br /> only. <br /> (4) Building material storage yard, unless enclosed <br /> by sight obscuring fence. <br /> (5) Carting, express or hauling storage yard, un- <br /> less enclosed by sight obscuring fence. <br /> (6) Cereal Mills. <br /> (7) Contractorts plant or storage yard, unless en- <br /> closed by sight obscuring fence. <br /> (8) Coal, coke or wood yard, unless enclosed by <br /> sight obscuring fence. <br /> { (9) Cooperage works. <br /> (10) Flour or feed mill. <br /> (11) Grain elevators. <br /> (12) Ice plant or storage house of more than five (5) <br /> tons capacity. <br /> (13) Livery stable. <br /> (14) Lumber yard, unless enclosed by sight obscuring <br /> fence. <br />
