I am the <br /> planner conducting the intake review for this application; please note the following comments are not a thorough plan <br /> check review and they only address larger zoning compliance points.Your permit application has been "denied"for <br /> intake at this time due to the following: <br /> 1. This lot was part of a short plat(SS00-033)which was recorded with the Snohomish County Auditor via <br /> recording number 200303145001.The short plat included several conditions, including but not limited to, <br /> "conversions of garages into living areas shall be prohibited".Additionally,the zoning code prohibits 2'd kitchens <br /> within a single-family residence. Planning cannot approve this permit as proposed. Please review the conditions <br /> of the short plat linked above and the zoning code requirements for the R2 zone and revise your proposal and <br /> plans accordingly. Note:because survey accurate data exists for this property via the recording number linked <br /> above, any revisions to your plans should reflect the survey accurate lot dimensions.Additionally,you can find <br /> permit history including prior site plans via the City's Digital Records Center to reference while revising so the <br /> information is consistent. <br /> Please note,the City is currently underway with "rethink zoning"efforts which would see some changes to the current <br /> zoning and development code requirements. It is anticipated that these new standards will be decided upon by City <br /> Council on November 4th.You can visit that link for the draft proposals,timeline, maps,and contact information should <br /> you have any questions regarding that process and how it may affect this property. <br /> The residential construction submittal checklist is available online and includes the minimum residential site plan <br /> checklist and building height handout.The interim permit intake/resubmittal policy is available via the "website&online <br /> resources" link in my signature.
