However, the submitted-documents are not sufficient <br /> for us to perform a review at this time. Revised construction-level documents need to be submitted for <br /> review. Information is attached to provide guidance. Preliminary comments are provided below to assist in <br /> revising the drawings, but these are not intended to provide a comprehensive review. Depending on your <br /> experience with the model codes and preparing documents,we recommend consulting with a design <br /> professional to assist you. <br /> 1. The applicable building code(s) should be stated. <br /> 2. The proposed project involves converting a portion of the single-family residence into an adult family <br /> home. Continuing with the previous comment, the access to the shower may not be compliant for an <br /> AFH. Review requirements and revise as needed. <br /> 4. The plans label the floors as "Basement" and "Level 1". The lower level does not meet the definition <br /> for a basement. The floors should be relabeled accordingly, such as Floors or Levels 1 and 2. <br /> 5. The floor plans do not appear to accurately depict the dimensions of the house. For example, the front <br /> of the house has bumped-out areas and the bedrooms and living room; the entry way is <br /> recessed. However,the Level 1 Floor plan shows a uniform front. The plans should be <br /> revised. Gridline showing how the two level align are recommended. Overall building dimensions <br /> should also be stated. <br /> 6. The front entry deck is not consistent between the different level floor plans. <br /> 7. The building appears to include unpermitted work. This work must be shown as new construction and <br /> detailed in the drawings. Alternatively,the work should be shown for demolition. <br /> a. Roof over the Second Floor deck. <br /> b. 16-foot by 30-foot deck and roof at the First Floor level. <br /> 8. Plan 1/Sheet 3 shows a new exterior entry door. The following comments should be addressed: <br /> a. The proposed framing for the door appears incomplete and does not appear structurally <br /> adequate to support the Second Floor floor and walls, and roof, above. Structural calculations <br /> should be provided, or the construction should be shown to comply with the prescriptive <br /> requirements of the IRC. Increase the header size as needed. Provided jamb and king studs. <br /> b. Modification to the concrete foundation wall is expected, or steps may be required. If steps are <br /> required,the head clearly may be an issue. <br /> c. The header height is specified as 6'-8". This does not provide additional clearance for the top <br /> door jamb. <br /> d. An exterior landing is required. <br /> 1I2. <br />
