The CONSULTANT shall assist the CITY in securing an escrow company to close up to five (5) parcels if requested, if needed. 10. The escrow company will be responsible for the preparation and receipt of all signatures required for partial re-conveyance, satisfaction of all liens and encumbrances for each acquisition where applicable, if needed. 11. The CITY agrees to pay all title/closing/escrow fees directly to the escrow company, if needed. Deliverables: 1. Up to one (1) QA/QC review of ROW Plans provided by the CITY. 2. Up to one (1) QA/QC review of each legal description and exhibit (Permanent and/or Temporary Easements) for up to five (5) parcels. 3. Up to five (5) offer packages with executed acquisition documents for closing by the CITY or escrow company. 4. Up to five (5) Administrative Settlement Memos (if necessary). 5. Up to five (5) Possession and Use Agreements (if necessary). 6. Up to five (5) transferred files for condemnation proceedings (if necessary). 7. Up to five (5) completed parcel files. 8. Right-of-Way Certification is not required. If it is determined that Certification is needed, the level of effort will be negotiated, budget and schedule will be adjusted accordingly.
