The backwater valve shows signs of sediment sitting against the back of the <br /> flapper. <br /> Depth of side sewer 10ft from house: 5' 8" <br /> Any additional comments: <br /> Backwater valve was extremely hard to remove due to dirt falling down and sticking <br /> between the outer pipe and the inner pipe. After removal and cleaning of the flapper it <br /> was replaced and noticed that the flapper seemed to have been out of position before <br /> removal and this would lead to an unsecure seal of the flapper and could potentially <br /> lead to a surcharge event gaining access to the property. <br /> Problems Identified <br /> 1) Problem: Down spouts in back yard are still connected to the side sewer on the <br /> upstream side of the backwater valve. <br /> Solution: Remove down spouts from the side sewer and place splash blocks to <br /> ensure water is minimum of 3 feet away from foundation walls. When <br /> disconnecting downspouts ensure they drain to an area that slopes away from <br /> the building, and that there is at least 10 feet before flow reaches property line or <br /> another building. <br /> 2) Problem: Backwater valve may not have been seated correctly after last removal. <br /> Solution: Ensure backwater valve is seated correctly after-every removal.
