In aligning the exposed faces of the hoistway <br /> walls, the membrane of the walls within the hoistway may be discontinuous. In such case, <br /> ensure that the framing members within each wall cavity are protected in a manner <br /> consistent with the level of protection afforded for the face of the framing within the <br /> hoistway. <br /> Solid laminated wood posts which comply with IBC Section 602.4.5 for a heavy-timber <br /> bearing wall should be separated from the wall cavities of adjoining light-weight construction <br /> with gwb. Exposed columns should satisfy IBC Section 602.4.1. <br /> As new hoistway openings to residential corridor spaces is part of the work, in accordance <br /> with IBC Section 3404.1, opening protection (automatic-closing 20-minute FRR doors with <br /> S-labels)as required for corridor construction, consistent with the provisions of Section <br /> 1018.6 and Exception 5 to Section 713.14.1, should be provided. This is in addition to the <br /> 90-minute FRR presumed to be provided by the elevator hoistway doors themselves. <br /> ELEVATOR MACHINE ROOM <br /> Access to the existing elevator machine room is provided from Level 5. Project documents <br /> indicate that the new MRL (machine room-less) elevator requires a controller room. <br /> OBSERVATIONS <br /> The existing elevator is a traditional system with lift ropes passing through unprotected <br /> openings between the machine room and hoistway. The interstitial space of the Level 5 <br /> ceiling and machine room floor was visible while ascending the stairs within the machine <br /> room. An access panel to adjacent concealed attic space is present,at the intermediate stair <br /> landing. <br /> CONSIDERATION <br /> If undisturbed, the existing configuration for access to the machine room level should be <br /> permitted to remain, consistent with IBC Section 3401.2. <br /> To ensure appropriate separation from the building and existing hoistway construction, the <br /> new controller room should be enclosed by walls of minimum 1-hour FRR construction with <br /> a 45-minute door, consistent with IBC Section 3006.4 and Table 716.5. <br /> This arrangement is consistent with the wall and door opening shown on the Controller <br /> Room Plan (Thyssen Krupp, Sheet 3 of 5). The dimensions indicated on the Elevator <br /> Equipment Plan (Impression Design,Sheet 7 of 10)appear to accommodate this separate <br /> controller room, accessed via the topmost stair landing. <br /> AEGIS Engineering, PLLC <br />
