• • <br /> NEW HEWITT/HODGES ASSOCIATES, LLC age 6 _/'� <br /> HODGES BUILDING—ELEVATOR HOISTWAY ALTERATION January 12, 2017 <br /> Review of Fire-Resistive Construction Provisions <br /> CONCLUSION <br /> In addition to the new construction described in the preceding section at the top of the <br /> elevator hoistway,the new controller room should be enclosed by walls of minimum 1-hour <br /> FRR construction with a 45-minute door. <br /> INTERIOR STAIRWAYS <br /> The elevator hoistway is bounded by stair elements. A door exists at the top of the flight of <br /> stairs from the basement up to Level 1.Though not present during our visit, it appears that <br /> a door also existed on at the top of the flight of stairs from Level 1 up to Level 2. In the <br /> original design, the stairway encircling the elevator hoistway was apparently open from <br /> Level 2 up to Level 5. <br /> BASEMENT STAIRWAY <br /> The basement stairway is open to the basement and with a door to Level 1. The existing <br /> enclosure surrounds two sides of the elevator hoistway. <br /> OBSERVATIONS <br /> The door at the top of the stair has a 90-minute label. At the base of the stairway to the <br /> basement, numerous unprotected penetrations, such as pipe and conduit, enter the wall <br /> cavity. Isolated areas of the lath and plaster finish are missing or defeated, exposing the <br /> interior of the stair enclosure wall to the basement atmosphere.This subject portion of the <br /> wall is anticipated to remain. <br /> CONSIDERATION <br /> Due to the evolution of FRR opening protection, it is unlikely that the rated 90-minute door is <br /> part of the original construction. This,fire endurance duration is consistent with the minimum <br /> prescribed for opening protection of a 2-hour FRR wall assembly, and exceeds the <br /> minimum required for a 1-hour assembly indicated with January 10, 2014 inspection <br /> comments recorded with Permits B1304-026, B1306-017 and B1308-011. <br /> Considering the basement stair to connect only the Basement and Level 1, and FRR <br /> protection is prescribed by IFC Section 1103.4.3 when less than 3 stories are connected, no <br /> specific fire endurance may be required for existing construction which is to remain. <br /> However, as the interior stairway serving the upper building levels discharges through the <br /> building on Level 1, based on the provisions of IBC Section 3404.1 and Exception 1.2 of <br /> Section 1027.1, new construction of the stair enclosure between the Basement and Level 1 <br /> AEGIS Engineering, PLLC <br />
