• 4110
a. The mechanical code requires a minimum distance of 18" from the duct to
combustible construction (IMC Section 507.2.6) — which will not be possible
based on the proposed size of the shaft. To reduce the distance to combustible
clearance requirement a duct-wrap may able to be used (or other options per
IMC Section 308.4.2).
2. The shaft surrounding the new trash chute should be shown as minimum 2-hour fire-
resistive construction — a listing and assembly should be detailed on the plans. Section
713.4
3. Access to the trash room may not be directly from the corridor — access rooms are
required. Section 713.13.1
4. The existing and new walls, floor and ceiling surrounding the trash room should be
shown as minimum one-hour fire-resistive construction. Section 713.13.3
5. The floor/ceiling assemblies separating the new dwelling unit from other spaces should
be shown as minimum 30-miute rated assemblies that provide and IIC and STC of 50.
Section 1207
6. The building is Type IV construction (existing, non-complying). The exterior wall infill
(G/10) must be of fire-retardant wood. Section 602.4
Egress
1. On November 21st, 2017 we received a revision to the drawings proposing that some
doors on the mezzanine be placed over a 4" step. The proposal does not meet the code
provisions of landing or accessibility requirements at doorways and is therefore not able
to be approved. However, there appears to be sufficient room within the corridor leading
to the dwelling unit/refuse room to allow the required landing at the doors as well as a
4' ramp (1:12 slope) leading to landing. Please include the drawing and details on the
B1606-076 drawing set. Section 1008.1.5
2. On November 21st, 2017 we received a revision to the drawings proposing work on the
fire escape stairs. Please include the drawings and engineering change requirements
(letter from N.L. Olson) on the B1606-075 drawing set. Section 3406
3. The rise and run of the new stairs should be shown on the plans. Section 1009.7.2
4. The handrails of the new stairs (including exterior stairs) should be shown to extend in
the direction of the stair run a minimum of 12" past the top of the last riser, parallel to
the landing, and 12" past the bottom riser at the same slope as the main handrail.
Section 1012.6
5. The guards on the new exterior stairs should be shown to be a minimum of 42" high.
Section 1013.3
6. The required exit door to the mezzanine dwelling unit should be shown as a minimum
80 inches in height.
