Construction
The shaft surrounding the Type I exhaust duct should be shown as minimum 2-hour fire
resistive construction — a listing and assembly should be detailed on the plans. Section
713.4
a. The mechanical code requires a minimum distance of 18" from the duct to
combustible construction (IMC Section 507.2.6) — which will not be possible
based on the proposed size of the shaft. To reduce the distance to combustible
clearance requirement a duct-wrap may able to be used (or other options per
IMC Section 308.4.2).
The duct wrap reduces the clearance to combustibles as well as providing a 2-
hour enclosure around the exhaust duct. The problem is that even though a
protection is provided around the duct, there is still an opening between the duct
and the remaining building which is also required to be protected by a 2-hour
shaft.
The shaft surrounding the new trash chute should be shown as minimum 2-hour fire-
resistive construction — a listing and assembly should be detailed on the plans. Section
713.4
The fire-resistance of the shaft walls should be shown to be continuous and not
interrupted by floor/ceiling assemblies.
Access to the trash room may not be directly from the corridor — access rooms are
required. Section 713.13.1
Access to the trash chute is not permitted to be directly from the corridor — a
one-hour fire-rated trash-chute access room should be provided at each floor.
Doors into the access rooms should be shown with 3/4 hour doors.
The existing and new walls, floor and ceiling surrounding the trash room should be
shown as minimum one-hour fire-resistive construction. Section 713.13.3
This was a mix-up in my comment, I apologize for the confusion. The trash room
(on the mezzanine) is required to be of two-hour fire-resistive construction
(floors and ceilings as well as walls) with 90-minute doors — same construction
as the shaft.
Egress
On November 21st, 2017 we received a revision to the drawings proposing that some
doors on the mezzanine be placed over a 4" step. The proposal does not meet the code
provisions of landing or accessibility requirements at doorways and is therefore not able
to be approved. However, there appears to be sufficient room within the corridor leading
to the dwelling unit/refuse room to allow the required landing at the doors as well as a
4' ramp (1:12 slope) leading to landing. Please include the drawing and details on the
B1606-076 drawing set. Section 1008.1.5
Even though the door is not a required exit door, it is still part of the means of
egress and is required to comply. Section 1010.1
The rise and run of the new stairs should be shown on the plans. Section 1009.7.2
This comment also refers to the new interior stairs.
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8813 •CL)age
